You considering heated floors in the bathroom? I always suggest ppl looking into it if they're putting in a new tile floor. It’s not complicated/time consuming and to me it adds value.
Nope, I’m in California, you better put on some socks or walk on the bath mats lol

Turned on the tv last night and saw the local appliance chain out here was having a clearance sale from their main warehouse. Got some great deals. Spent $1000 on a washer dryer set that runs around 2800. Got a $5000 thermador fridge for 2800, bought my range new in box but they gave me $400 off and copped a dishwasher I wouldn’t have otherwise splurged for had I not gotten the rest on sale. Spent ~$9000 on everything when I thought I’d be spending ~$13-14k on appliances

Never did end up buying a house. Don’t really feel like it’s a good idea to go through with it even with a ok level saved for closing cost and a down payment.

Not looking to rush into anything so I’ll just keep saving and keep an eye on things.

it's best to reach out to a loan officer first,, they also can see if you qualify for Down Payment Grants and Loan Assistance programs..

I qualified for a Down Payment Grant,

I also qualified for conventional loan at 3% down payment,,,,,,,,, I paid little more for cheaper house note,,,, you really not going see any difference in payment if you not putting down 20% ---------- I only put down 8 or 10% I think..

I also bought points on my mortgage,,, for a cheaper interest rate


I have more than enough money save and I wasn't going to give those mufukkas all my saved money :scusthov:

Nothing wrong with moving at your own pace. Its a big step and you have to be comfortable with it.

the city already asked for 6k in fees for permits - only to turn around and stall my app talking they need structural plans when we're not touching the structure (structural engineers are expensive AF). then even with submitting it they may not approve it, and it will take months before they can get someone out for inspections. i'm pulling my application - fukk them and fukk that

<1 yr of home ownership in NJ I’ve already learned permits just a way for them to tax me more

Lower property taxes & no sales tax in DE has ppl flocking here
Grew up in DE and no desire to live there. Lived in Philly for a bit but the crib was cheaper in NJ plus I live on the high speed line and live in a great school district

I can't get jiggy with the Jersey property taxes...I'd pay $15k in property taxes for my crib in jerz, I pay less than $5k in DE

differs by jurisdiction but usually an architect is all that's needed to get the OK with your plans for permitting.

if you're moving/adding walls they might be structural.

your GC should've given you the details. Some are smart enough to know what they should disclose before the permit application is submitted.

If you're putting in a new bathroom (which means new fixtures, electricity etc) then a permit will be required. Don't FAFO :hubie:

You're gonna be halfway done and they're gonna pull up, make you rip it all out and do it again :huhldup:
