You considering heated floors in the bathroom? I always suggest ppl looking into it if they're putting in a new tile floor. It’s not complicated/time consuming and to me it adds value.
Never did end up buying a house. Don’t really feel like it’s a good idea to go through with it even with a ok level saved for closing cost and a down payment.

<1 yr of home ownership in NJ I’ve already learned permits just a way for them to tax me morethe city already asked for 6k in fees for permits - only to turn around and stall my app talking they need structural plans when we're not touching the structure (structural engineers are expensive AF). then even with submitting it they may not approve it, and it will take months before they can get someone out for inspections. i'm pulling my application - fukk them and fukk that
