Got our final walk thru/inspection this Friday (hired by the builders). Got a bunch of tips and vital information from family members and friends that are home owners. I hired my own inspector to come out next week for an additional opinion. Yall brehs got any nuggets or helpful advice about the walkthru/final inspection?

Also, we got the preview of the closing paperwork and that bad boy at least 100 pages :picard:

It's looking like the redskins...er Commanders are moving to VA in a couple of years and 2 of the 3 spots they're looking at, is about 15 to 20mins away from me. The town have already approved a new 400 million Casino opening next year that's will be 10mins away.
With a new stadium, my property value will be through the roof and I'm all here for it. Home value is already climbing to 700k.
I want to buy some land next.

I've been thinking about buying a townhome Dumfries area...before everything sky rocketed. I'm hesitant to buy in Woodbridge.

I've been thinking about buying a townhome Dumfries area...before everything sky rocketed. I'm hesitant to buy in Woodbridge.
I lucked out and got a crib in the Montclair section of Dumfries when I could, right before Covid but my wife has been wanting to get get a townhouse in the same neighborhood because of all the amenities(parks, Private beaches, schools, cleanliness).
I have a older sister that lives in Potomac Shores(where they may build the new stadium) and she's also excited by that.

New build? The way may place was done the builders did inspections every couple of months. You'll find more stuff as you live there and can get it fixed later under the warranty.

For the first inspection. Make sure all the doors open/close all the way, hot water works every where you have it, all the sockets work, the heat & a/c works, etc... Don't want to move in and the basic stuff you need to live doesn't work.

I wouldn't worry too much about about being annal about the paint. Once you move in you gonna scratch up the walls, I would just get it redone after.

Assuming your looking :

- Dont buy more house than you need to
- Check out the neighborhood in the morning, afternoon and night time


If you recently bought or closed :

-don't try to do all repairs or upgrades at once
-don't try buy all fancy furnishings at once
- make sure you have the proper amount of insurance coverage you need
