I’m looking at getting a big green egg or kamodo joe.
Love my Big Green Egg, I use it almost every weekend. Hell, better use it often as much as the damn thing cost. Though it was definitely worth it in my opinion.

-I'm going to take a stab at priming the back area of my basement and getting some organization to it. Maybe mount some shelves? At the very least get the walls looking like something and give the floor a good cleaning. With that said, I'm in LOVE with Odoban cleaner. The original is cool, but I copped the lavender scent today and was in love :inlove: I also found some "oops" paint for $9.

- My neighbor sold her home and is moving today. The new owners supposedly have 5 kids and one on the way :hhh:. I also think I saw them in the store this morning. I have no clue who they are but it was a couple with 5 kids, but I couldn't tell if the mom was pregnant :lolbron:.

-I was thinking this could be my forever home, but between one neighbor and her bright blue house paint and this other neighbor with all these kids, I'm definitely trying to move. I know the area I'd like to live in and I was riding through it yesterday. Maybe I'll start focusing on that instead of renovating this place. I could do some updates, but not full scale. I want a rancher with a lot that backs to the woods or at least some tree lined privacy.

Brehs I need yalls help/advice. Looking at copping a Upstairs/downstairs duplex. Each unit is 2bd/1ba. Asking $78k but willing to negotiate.

As far as mechanicals agent said....

"Here is the info from the seller:
Bought the duplex on 3rd in 1994. Gas hot water heater 2000 new. Furnace and c/a downstairs 2002 new. Upstairs furnace been there since 94."

"One hot water heater for both units but Im sure you can add one so each unit has its own. New roof in 2013 and insulated vinyl windows"

How would yall negotiate to get the price down? Havent gotten the property inspected yet but that's coming. Tenants already in there ( two 50+ year old males in top unit paying 450) which is low so that's a plus bc I can bump them up and add value to the property by making updates. Bottom tenants will be moving out in July. Any advice on negotiating?

I jump up run to the bathroom and see water flying out of the supply line that goes to the toilet.:to:

I reach down trying to hand turn the water valve. shyt is stuck open:sadbron:. Water flying everywhere! I grab the trash can to aim the water in as I try to hand crank the valve. No luck! I’m yelling for my wife but she’s in the shower can’t hear shyt! My daughter comes running sees what’s going on :ooh:and starts running around the house screaming the toilets leaking everybody help dad the toilet is leaking!!!

My son comes and just stares with his dumb ass, I’m like get me a bucket!!! Wife runs down in a towel yelling at me to shut the water off I’m yelling back I’m trying!!! :damn:

My son gets me a bucket after he puts his sneakers on :francis: I tell him to aim the line in the bucket while I go get my tools.

Run into the basement and water leaking thru the damn ceiling :beli:.

Race back upstairs, bucket almost full, tell my boy to get ready to dump the bucket in the toilet and to switch the line to an empty bucket while I dump it, my dude drops the line to grab the other bucket :what:. Grab the line back up get the bucket and dump the full bucket.

grab the pipe wrench and the shyt too big to get on the valve correctly.:merchant:

finally get the right wrench on and shut that shyt off. This was about 10minutes of yelling and running around.

shyt looked and felt like one of those submarine movies where they spring a leak and the alarms are going off.

so brehs word of advice. Plastic nuts on supply lines need to be changed every 5-8 years!!! They are notorious for breaking. My supply line nut just randomly cracked.

looked it up and this is a common occurrence.

I’m changing all my lines out tommorow.

imagine if I wasn’t home! Imagine if we were on vacation. The supply lines will run until they are shut off!!! WTF!! From now on any time I leave on vacation I’m turning off the water in my house. Imagine that shyt bust on the 2nd floor and destroys your entire house. Your house is finished!

That’s why you shouldn’t cheap on house insurance. Not a default option and could leave you in huge financial trouble.

Few tips on lawn care (this is mostly if you have a horrible / bad lawn)

1. hire true green for 1 season, get there over seeding / aeration plan also, should be about $30-$40 a month, pay upfront get a discount

2. the year after true green has hopefully improved your lawn a bit there's a couple of things you need to do

a. feed your lawn ( I personally recommend lazyman soil doctor) keep in mind I didn't say feed your grass, you want to keep the lawn itself healthy, I use this monthly.

b. weed spray, keeping weeds at bay is a priority as they not only take energy from the lawn but also look ugly, no recommendations here what ever works best for you

c. Labor day weekend - aerate and overseed. For aeration you can rent a machine (am getting aeration shoes) over seeding is pretty self explanatory. Big tip is to find the proper seeds for your zone

few other obvious recommendations :

a. mow your lawn ideally 2x per week, bare minimum 1x per week

b. water your lawn during dry periods, if it hasn't rained in two weeks, water it

buy the materials from Home Depot. Use thumbtack to find an installer. You can get that job done for $7-800 total. Thumbtack contractors are background checked and they will bid jobs. Gonna get my basement done thru them also.

Finally got some outdoor furniture and bought a fire pit table. Just waiting for the grill/smoker to make it complete. Will be back with pics once everything gets in place.

Fire pit table arrived today. Just need a propane tank cover and some pillows for the sofa. All my son's shyt is off to the left side. Need to put that somewhere too.

Anyone have or know about whole house water filtering system? If so, which one do you use? Any tips? I've been doing a little research and it looks like about $3k-$5k investment, plus labor, and then having to change the filters. Anything else I should consider?

Edit: Oh wait I may have been looking at the wrong thing. This one is only $1000. Maybe those were for larger homes.
