My info maybe outdated. But back in 2008 when I bought my condo, I had to put 3.5% down. Check out the NACA program. I hear it helps a lot of people out.

I know the minimum $ requirement and the programs out there. I meant actually going through the process from accepted offer to closing using one.

Oh ok. I didn't use a program. I did the minimum and the process took like a month. They basically look at your credit, want a few years of tax returns, typically want a month worth of pay stubs. They also want bank statements, unless you let them have a snapshot of your banking activity. Then towards the end they ask for another pay stub to see if you are still employed during closing.

If you have a good credit score, I recommend getting a Conventional loan that allows 3% down. That's what I did when I bought my second property. Mortgage insurance is the life of the loan with FHA if you don't put down 10%

Friend of mine just got a hot tub installed at his place. Shyt is NICE. I don't have the room though, I'm in a townhouse.

Anyone good with wood work? I was trying to make a propagation station for my girlfriend and the holes are all splintered like a mother fukker. Not sure if it’s shytty wood, shytty drill bit or shytty user.

FYI this is a propagation station

Damn bruh. How much do Hedge Fences cost? I never even thought of that. I spent $8,500 on a PVC fence and now that it is up. I dont even like it.:martin:
My guy quoted be $2195 for it to be done. He told me its 140 per plant, and thats the biggest part of the cost.



On another note, my water heater blew. I'M glad it was under warranty but since there's this pandemic going on, Rheem could not find someone to do it, I had to hire a plumber and he charged me $850 to remove and replace. I should get that $850 back but may take up to 2 months

Damn that's pretty steep. I'm going to be in the same position as you. Mine is on it's way out, but I'm just going to kick out the money to get a tank less water heater.

Trying to determine what is the best place to put my savings. Plan to save for another 2-3 years.

You should try to do all three. If not, I would go with a bank like Ally Bank because they give higher interest than the regulars. You should invest with Acorns. You set the weekly payment and everything you buy the change goes to investing. It's stocks so it could up and down but I put a few thousands in mine and it was growing till the pandemic. I also use Fund Rise. It's a real estate investment company. They pool people's money together for projects and you get a percentage back when complete. It's pretty much the same as Acorns but with real estate.

Bottom line investing is the way to go to see your money grow. I would still move money into a bank account since it's stable. Say you make some money off your investments. Move that gain to your bank account.
