how much is it per month?

I got the WOAT lawn, rn, I was thinking about redoing the entire yard with new grass but that's a pretty penny

Breaks down to $30 for 1st month, $60 other six months + a one time fee of $250 (because I chose aeration too ) , got a discount for paying the full year upfront $550 or so total taxes & fees included

they'll come out seven times their calendar year from April to April. Basically they handle everything spraying for weeds spraying for parasites, they're going to aerate the lawn , seed the lawn, fertilizer, everything all i to do is cut and water it

What's wrong with the Air BnB? My neighbor is doing it and they love it.

Nothing really, but the last two guests that stayed weren't the best. Also, the property I manage on ABB (our family property) is like 45 mins from where I live, so it can be a hassle to go prep the property.

The first guest was a total pig. I should have known when he started asking if he could bring his work materials to the house and such. Dude stained the carpet and just left a whole bunch of crap around the house. He also used way more towels than allotted.

The 2nd guest locked themselves out of the house and had me scrambling to get them inside. But to be fair to her, she gave me some really good feedback about how to improve my Airbnb and she didn't give me a bad review even though I was at fault on a few things (confusing check in, etc).

I need to retool my strategy by having better pictures of the house and changing the locks so that I can change the code from my phone remotely. I'm also gonna up my prices to "price out" rif-raff (sorry not sorry :yeshrug:).

I also need to be much more explicit about what is on offer in the house. One dude gave me a bad review because he had to walk up stairs and I wouldn't let him park in the garage. Although I had it on my ad that you'd have to walk up stairs and you have to park on the street. I still have super host status so that's good and I have 3 more bookings coming in this month so I have an opportunity to boost my rating.

Also, I'm gonna get a professional cleaning team to clean the house top to bottom each time. Previously I'd have the guests let me know which rooms they used/didn't use then I'd clean the rooms they used and then clean up the rest of the house. Did that to save costs but from now on I'll just have a cleaning team come and clean the entire house from top to bottom. Charge people a fee and keep it pushing.

I also have to be more judicious about what amenities I offer and how much to put out. I also advise having a separate room or closet that you can lock up extra items.

Anyway, after April, I'm taking off hosting for all of May. During that time I'll implement my changes and then factor it into the price accordingly.

ABB is like a race to the bottom, but once your established you can quickly start raising your prices.

A 5.850kW DC/4.932kW AC system with Q.Peak Duo G5 315-330 panels from Hanwha. I'm working with LarSun Solar (Cali company), and they're subcontracting with Greenstar Power LLC, a local company based out of Round Rock TX.

I'm out of town, and won't be back home till this Wednesday, but work started today, and panel installation will begin tomorrow.

I should also be able to qualify for a City of Austin/Austin Energy solar rebate of up to $2,500. Application needs to be filled out by the contractor. I've been told that solar incentives offered by a city are kind of rare.

Other upgrades I've done since moving in (January 4, 2019): New washer/dryer (LG), water heater (50gal heat pump/electric hybrid from Rheem), and new dishwasher:

Question for you brehs. Trying to determine if my house is consuming too much energy.

How many bedrooms and bath do you have and what's your average electric bill like.

If you're willing to share information like what city and how many people live in your house i'd appreciate that too but you dont have to

So rn I have a shower in the master bath with a shower pan

And the lining keeps wearing away and it causes water to leak and fall down and damage the ceiling in my kitchen

So I’m debating getting the entire floor redone with tile to get rid of the pan then getting the ceiling fixed

But we’re looking at about 3-4K in expenses which absolutely sucks

my crib was a 3/1 and FPL usedto get about $70 a month when I was alone during the winter

now that it's a 5/3 FPL gets about $130ish during the winter with 4 adults living here
