Seeing the changes go down in my lifetime at Shrimp Boat.

Largo, Hyattsville new Carrollton,and College Park have a lot of development coming

NE DC and Anacostia/Congress Heights too

Whole area got a lot of development coming. Nikkas in the construction game are eating heavily.

That whole area around RI Avenue Metro station is getting a face lift.

The public transport isn't keeping pace with the development though. The area near Hyattsville where Baltimore/Rte 1 turns into RI avenue (close to DeMatha) is an absolute nightmare as far as traffic is concerned.

Demographics of PG Plaza is changing as well. When I was in college that was a black strong hold. Now the residents are looking a little different

The Same Damn Thing. The same thing they built in shaw or south Dakota even buildings no one will live in with stores you can find everywhere. Despite there being a 711 on Brentwood play they'll probably put one there. Actually lol just look across the street Rhode island row x2

At first I was upset because that Hands on Drums store was taken away but the owner is pawgset, they moved the store to hyattsville.

Probably the same thing they always do. High rise apartments with retail stores at the bottom.

New Apartments for Rent in Washington DC | Trellis House

Spots like the one above are the new "in thing". $2k+ for studio apartments. I see a lot of them by the Waterfront and NoMA. I'm sure a lot of housing development was spurred by Amazon's HQ2. 25,000 jobs from Amazon alone but you can imagine there'll be an uptick in businesses that service Amazon as well. You could potentially see an additional 10-20k of additional workers that are within those sectors.

That's 35-45k additional workers. If you figure like 20% are coming with a significant other then we could be seeing 42-54k in additional people in the DMV area. NW is full, NE is getting there. SW is a sliver. SE is next, that's honestly where I'd look to cop next. That and PG county, especially anywhere near the much needed Purple Line that runs from New Carrolton to Bethesda.

Honestly, DC could easily hold way more people if they change the zoning and invested in public transportation correctly

Hell yea man. When I started college in the area PG Plaza was like a the "upscale" hood spot. Me and my boys would head down there cause of University Towers and all the girls from Howard that lived there.

Now? Place is slowly but surely changing. The people I see getting on the metro from that stop aren't the same ones I was seeing 4-5 years ago.

Housing prices in SE are now getting into NW styled bidding wars as it is. Especially for those big ass single family homes with yards.

That's not too far from me and cacs are already scouting that place out.

Bruhhhh.....SE is the move.
