This sounds about right. NoVa is weird in that from a macro level, the Black population is kinda small relative to DC and the Maryland side (PG, MoCo, and Charles County) but from a micro level, you could find some parts of NoVa where Black ppl make up 30% to even 70% of the local demographics in some spades. I think the one NoVa county with the least visible Black population is Arlington even in the southside of the county, which seems to be mainly white Hispanic and Middle Eastern to me. I’ve seen some Black ppl here and there in Arlington tho, mainly buppies and Africans.
Agreed. very weird. Fairfax county and Loudon (Reston, Herndon) are extremely white too. PW County is the only area where you find an even mix or distribution of black, white, Hispanic population from all over the U.S., from all demographics and economic levels living in subdivisions. I don't know if it was marketed that way bc of it's proximity to the federal government or because the Marine base is right there, (Quantico), so there are mostly transplants in that area. But what I also noticed is the 'white flight' out of PW where you see a lot of white people moving further south in VA to Stafford, Fredericksburg and more upper/middle class black people replacing them.
Even what NoVA (particularly PW) terms "low income" housing or "projects" in PW are 2-3br/2BA apartments or townhouses with amenities (pools, in apt, washer/dryer, dishwasher, playgrounds) that would be considered luxury. I repeatedly see 5BR, 4000+sq ft McMansions and 3 level townhouses in rental ads, stating that the owners accept sect 8 vouchers. You cant find those types of deals in NY
