Kenwood south of 47th to Hyde Park Boulevard is wealthy. North Kenwood from 47th to 43rd is Buppie Paradise. It’s already been on the come up for years. May be out of her range now.

Oak Park is an upper middle class/upper class enclave like Evanston. It can’t be gentrified because there is and always have been a wealthy white old and new money populace.

Washington park is a little spotty

A few things that you look for with respect to gentrification happening in low income neighborhoods is the presence of art galleries and restaurants. The University of Chicago has bought up property in Washington Park off of Garfield Blvd. The famed MacArthur Fellow black artist Dawoud Bey has set up shop on Garfield along with other black artist.



The Green Line Performing Arts Center just opened.



And you have new restaurants coming in like The Park Supper Club.



The thing about Washington Park that people are not aware of is that there are a lot of wealthy and powerful black Chicagoans invested in its redevelopment because that was historically their neighborhood. They all left during the 40’s, 50’s, and 60’s and that’s how urban plight creeped in but many of them still frequent the neighborhood because they still attend their churches over there. Two churches specifically in Washington Park have always been home to the wealthiest blacks in Chicago. In addition, you have redevelopment corporations, that they are behind, that have been purchasing up and rehabbing dilapidated properties as well as building new constructions.

The demographics are still low income but Washington Park is on an upward trajectory and is a prime spot if you’re thinking about investment. I would specifically look at properties between 55th and 57th street between Wabash and Calumet.

Great info.

I tried visiting those art centers earlier this year but they were closed… probably due to the pandemic. I didn’t know the University had invested in that area.

I feel like “Oakland” which is kind of north Kenwood and a little north of north Kenwood is slept on with lots of potential and pretty safe.

Would you say the area around the Stoney Island Arts Bank is getting gentrified? And the Dorchester art + housing (off of Stoney island) are signs of gentrification ?

Yeah, Oakland is ice too, 43rd up to Oakwood Blvd. There is still some ‘activity’ over there because of CHA housing on Lake Park but it’s still a nice area. It may be out of reach now to grab something on the low. The time to have gotten into Oakland was about 5-10 years ago. There are probably still some gems over there. I like Oakland a lot along Drexel Boulevard. It’s the prettiest portion of Drexel in my opinion.

Yes, that’s all basically Woodlawn and directly adjacent to Jackson Park and the Obama Library site.

I used to work in Oakland,before they started fixing it. Nice area, but kinda pricey these days.

That's unacceptable. Municipal employees shouldn't be taking off as long as I'm paying property taxes. That said, Robbins is a suburb I'd never consider living or investing in.

Nah, I’m just familiar with Negro Geography.

But forreal, my family was from Washington Park and Englewood before we left for the burbs in the 60’s. We still maintain our family’s properties in those communities and I sit on the board of some non-profits in Washington Park and Woodlawn so still have a pulse on what’s going on down there. I’ve been living in Lincoln Park since the mid-00’s however I lived for a short period in NYC between that time and a short stint overseas for work.

Yes s a lot of the south suburbs cannot raise enough revenue via taxes, thus they are forced to overtax the remaining citizens, who in move out repeating the same toxic cycle.

There's no reason why places like harvey should be charging more property taxes than I pay in the city.

Property taxes are typically higher in the burbs than Chicago especially to fund the school districts but Thornton is garbage so yeah, don’t know why their property taxes would be so high. Ain’t shyt going on in Harvey. They’d be better off letting some casinos come through there for the revenue. shyt, they’d be poppin servicing the south suburbs.

My guess is the reason they don't have casinos in the south suburbs is cuz its too close to Indiana and it's probably cheaper to make one in Hammond or east Chicago.

Yeah, Harvey looks comparable to Gary, IN
