I actually know a homie who worked on that campaign, and he and others mentioned that the wording of the rent control measure, on top of the dirty money involved to go against rent control is why many people didn't vote for it

Landlord groups, which funded a nearly $80-million opposition campaign that outraised supporters 3 to 1, said voters made their opinions clear.

California's rent control initiative was crushed in the election. Don't expect the issue to go away

that's 80$ million going up against grassroots efforts

:snoop:How anyone believes rent control is a good idea is beyond me.
This must be another emotionally driven policy that throws supply and demand in the bushes.

I'd vote against it too. No one wants a cap on the amount of money they can make. So yea, I'd rather not have rent controls. But at the end of the day, they still historically boost rents for a variety of reasons.

The funniest thing though is renters scream for rent controls, but lose out in the end because with rent controls they will still have to deal with soaring rents. But politicians like votes so they'll throw them a bone with rent controls.

being a small landlord out here is a joke, between crazy rent control laws and the near impossible eviction process (9-18 months is the norm) you can get fukked as simple owner occupied property owner, no incentive to add your units to the rental market

this is one of those issues that most of the public has ZERO fukkING CLUE about...

a lot of these people support it b/c they think it means they're gonna get a 3 BR apt for 800 and that landlord will never be able to raise rent etc

As a building owner, rent control isn't as beneficial to the renters, all it does in most cases is allow me to raise the rent by a certain percentage every two years when in actuality I can set longer terms at a set amount, without it but it's all about balance and give and take the situation might be a lot different in Cali than in NJ.

you know when it comes to small landlords, this does nothing but make housing more expensive. instead of charging $2000 for a two bedroom to find flexible tenants (i give you a deal if you're not expecting the amenities of a professionally managed complex) i might as well charge the top of the market $2500 since i won't be able to adjust my discount to stay anywhere near in line with the market as long as you're my tenant.

I’m a landlord myself so I get it. I was trolling 88 because his high and mighty schtick ends when his profits are on the line. :troll:

My only beef with with rent control is the eviction process which in most cities like NYC is downright absurd...

Landlords got bills to pay just like renters...

Telling a landlord to take a 9-18 month loss on rent because a broke renter won't leave is terrible policy...

It should be 3-6 months maximum...

agreed, i think it's 3 months in mass and even that sounds high end. you cant tell your fukkin bank 'yeah hold on for 3 to 6 months' :childplease:
