Brooklyn as a whole has changed a lot you would probably have to go back 100 years and then think about inflation and wages.

BK brehs can tell you More but yes the gentrified neighborhoods are the generally the neighborhoods in northwestern BK north of Prospect Park. Parts of Crown Heights and Bed stuy as well. These neighborhoods all have good transport

However prices are rising everywhere even in far out hoods

Lots of black folks that don't leave the city are moving further south or east to the outskirts of the boroughs

The areas that are being gentrified are areas that have easy commute to Manhattan. The cacs that are moving here because Manhattan is way too expensive to live in. My neighborhood Sunset Park is 2-3 stops away from Manhattan. So it is being gentrified. Far off neighborhoods like Brownsville aren't being gentrified much but the rent is getting good too high man its brazy.
Getting an apartment in Flatbush nowadays is like 1900-3000. I plan to leave Brooklyn for Queens. BK is way too expensive. Queens,Bronx,SI are the only cheap boroughs(for now). Queens is getting gentrified slowly but not entirely because it's more residential less apartments. SI is just dumb far from the other boroughs and won't be gentrified much. We will see in 10-15 years.
