The Bronx by and large doesn't have great transit. You can get to Manhattan but that never changed. You just can't go across unless you know the bus routes.


And like I've always said, gentrification is not the problem. Displacement is. The stores that pop up don't displace residents. Nobody's tearing down houses to make chain stores. They're replacing what was already there (in some cases those were stores that had no real use to anyone anymore, those hood stores that sold beepers, fake jewelry, sneakers and hats all in one). Having nicer shyt is fine. Just cuz I don't like displacement doesn't mean I enjoy the piece of shyt some spots are.

The BX can't fully gentrify. It's not physically possible.
No borough will fully gentrify except maybe Manhattan

Stagnant incomes, retired owners maybe?

Let's say prop taxes go up a stack a year. That's 83 dollaz a month.

If 83$ a month is the difference between losing your home, even while retired, then that's playing it too close to the vest man.

Yes but we are also a generally complacent people who take things very lightly till we get bit right in the ass as always. there was little foresight and future planning from most Black nyc residents. of course we always wish we knew what we know now in the past but it's too late for Black nyc residents.
The hard truth is that the vast majority will never own their own space in nyc.
The only migration down south could be testament of that. we all know they want us out of the city not just hidden away.

And the real part of this shyt is that it's really not racism, it's classism. Have and have nots. The truth is always exposed when the money surfaces.

Mufukkaz really thinkin that projects sitting in prime areas in major cities are "theirs". nikka, the gubment owns that shyt and if they have the ability to cash out to someone private for millions, what you think they gonna do?

Haven't had a chance to watch the videos yet. I had a long post drawn up post but lost it during one of the forum updates a few weeks back.

Yeah, Canadian real estate is a train wreck. Overall I think their economy is in tough shape. I know my Canadian business has been down for a few years running due to their dollar being weak.


Seems like it's just a matter of time for the market to correct here.

Just went into contract on a house upstate with a little shy of acre, should close next month around now. It worked out be a good investment. I figure I'll pay that down over the next two years and by then market here should be in full correction mode and I can buy in Brooklyn.

Where are rents of one-bedroom apartments growing fastest?

East Harlem is leading the way in Manhattan, with the median rent for one-bedrooms rising 5.5 percent from the last quarter of 2015 to $2,300 a month, according to an analysis from apartment listings platform Zumper.

That makes the area pricier than neighboring Central Harlem ($2,100 a month), West Harlem ($2,175 a month) and Washington Heights ($1,750 a month).

To afford a rent of $2,300, many landlords would require you to earn 40 times that salary, which is $92,000 a year.

The median income of a family in East Harlem is estimated at about $23,000 a year.
