They need to change the zoning laws and increase the supply of homes. Something like ending rent control would do a lot for prices

Yeah that is why rent is so high. There isn't enough housing units being built so that means there is few supply of houses but demand is skyhigh. That means the pricr is skyhigh as well.Near my hood they are building some new apartments from Deblasio's plan of building 20K housing units across the city but some people say it isn't enough that there needs to be at 100,000 new housing units to keep up with demand. The city doesn't have the money for 100,000 new housing units smh.

This past week I was talking to my landlord and boy was he complaining about Deblasio. He was a jew anyway he was saying how the rule of one year lease has no rent increase and 2 year lease with 2% increase is hurting landlords. He went on saying how taxes go up for Sewer,property tax etc goes up while rent is artificially capped. So he say that is why landlords in NYC do things on the cheap. He said the solution was to lower taxes on landlords and remove the cap on rent.
They hire bozo plumbers,electricianso etc to do the work for cheap. He hires these Albanians that are terrible plumbers and contracters. In our building we had a contractor from Staten Island who doesn't know electric work to update our electricity lines. Mind you the SI contractor had no license to do electricity from the city all of last year and didn't get it until a tenant came. The city inspectors came in and saw mad violations. And to top it off....sigh..... he is a Coke head that doesn't pay his workers and hire homeless folk from shelters and heroin addicts. shyts crazy. The landlord paid him 20K upfront and 20 k when the job is done. Now it's been almost a year the job ain't done. If he were to hire a a real electrician he would have to pay 90k for the job. Man Brooklyn landlords are the worst smh.

Your landlord just sounds like he's being greedy, there's no way landlords aren't making tons of money off those inflated rents. He's basically complaining that he can't rape people's wallets even more.

He is a Jewish landlord from Borough Park so yeah he fits easily the stereotype of a greedy jew.:francis:

so the problem isnt rent control - the problem is there not enough new units being built to house those people who cant afford 2000 plus a month rent and incomes for jobs is WAY fukking low - if you want to BUY a house in NY you need 500K minimum - the crve is really high really quick after that

so follow the math

the average house hold income nationwide is 50K - for NY i think its 60K - that means you have to TAKE HOME 60k to afford to live here in the city - and if you are taking home that amt then that means you have to be earning a salery of like 80 to 100 plus

the jobs for people here in the city are service jobs and most of their saleries are what? 40K ? maybe you can bump that to 60 or 70K if you have two jobs so that means an INCOME 30K to 50K at best

if you are taking in only 30K and 18 -20K has to goto RENT ( not a mortgage) then what are people to do ? you cant buy a home in NYC - you cant even buy a damn condo in NYC on a 40 or 60K a year income - they will call the crazy house on you

its really is galling to me how this loser ass mayor talks about how in THREE years they are gonna build 20,000 units - 20k units is NOTHING and THOSE units are usually for the poorest of the poor - if you earn even a half decent living you are fukked so what good does 20K units do when youve got people coming here to the coty by the 100,000 every year?


so the real issue is the coty needs to build large scale - and affordable homes ( like Leavitt town scale ) and instead what gets build is luxury co-ops and condos with doormen and concierges for people who earn 200K or rent out for 3000 a month

this city is going down the tubes as far as having and raising a family here

I'm bout to get my co-op Lord willing just gotta pass the board :sadcam: You guys think it is a game? The NYT has already featured places in the North Bronx like Pelham Parkway. Goldfarb already working on pushing the poorer folks out of the buildings they acquired there. One thing that needs to be done is to send the homeless from other cities back to where they came from. Sounds harsh, but they take up resources.

If you ain't making no guap/live in a rent stable apartment y'all gonna find yourselves in Mount Vernon or Yonkers.
