Sunset park is being gentrified although the Asians are fighting back. Will Brownsville and ENY be the next target? Cuz gentrification is only happening in places close to the city. I doubt you will see professionals going to Jamaica or Hollis. Taking the A train from Jamaica to the city is long as fukk. Brownsville is just too :sadcam: for them white folks.

Wrong they getting that mid town office workers, bankers and professionals who work long hours but need to be close to the city. There are no hipsters whatsoever involved in that area. I take the 7 train sometimes going home , that all you see , young professional types and people in their 30's doing long hours. There are no hip beer gardens or bars or decent places to eat there yet.

That's no doubt true for now but it's only a matter of time before the hipsters notice LIC. It's just too convenient and close to the city.

My thing is with all this construction I am surprised that the real estate here isnt a bubble. NYC survived the real estate bubble in 2007-2009. At some point you cant keep building condos and expect folks to live here. The majority of the city lower middle class and below the poverty.

It will burst soon... once all the rich people migrate somewhere else cause they want a better deal. the crash is gonna be hard... but as long at that demand to move into nyc is high, its a crapshoot tbh... :yeshrug: I give it about 5 years from now...

Same thing i say with DC, with NYC tho at least you can raise a family, send your kids to decent schools, and there's more things going on.

But these young white folks flocking to DC gonna be in for a rude awakening when they start having families, and realize how DC aint the place to raise kids if you are used to certain things, unless you got money for private schools.

Any place with high home ownership and poor public transportation to the city will not be gentrified.

The white folks in DC already probably know this. They're only there because of the high job market and income(especially for IT and polysci majors). Not necessarily because its a place to raise kids.

Don't think NYC RE would crash.. just becoming a city for the well off.

But if it ever did :whew:

The thing keeping the real estate here from crashing is that there is so much money here. Plus where else will those rich white professionals go? New Jersey is wack. Long Island already got their own problems and far from the city. Poor folk will be pushed into the outskirts of the city and the projects. I doubt the city will tear down the Red Hook, Wycoff, Lefrack City and Queensbridge projects tho.

But they're coming....:francis: you right about LIC but the hipsters will find a way out there...
The thing why does anyone care that the hipsters are coming ? The area was never black or Spanish in the first place. The problem of caring if they coming is stupid. We should be caring about to use that to our advantage . We should be setting up a coffee shop and bakery and looking into a farmers market to get our own foot in and make money also . Instead of reacting , we should be pro active and have plans instead of complaining . You never win with no plan. Last but not least , no area starts out as a slum. We could run a business , then buy our own after getting credit like everyone else. A diverse business that provides to everyone and doesn't limit themselves is the way to go. I remember reading a post in this thread by a moron claiming a sandwich shop was charging too much for the hood and not understanding the cost of the sandwich is based on rent and salary and cost of ingredients . Instead of crying on the coli, he shouldn't buy it or save enough to go there when he can or even better eat somewhere you can afford. Also this is the summer now, getting a booth a grill and making your own stuff and selling it , you made a profit off the more well off and hipsters. My friend is Cuban and he bought panini press , sausage and cheese and some water and hipster soda by the case and made a grip selling at these markets in Brooklyn and manhattan , the cost of the sandwich on added up to 3:00, we sold them for 12.00 with chips and a drink. Hired some guys who were willing to work and not bytch and opened two booths and he making money and they making plus tips. He used the system and won. I know it's cool on this site to bytch but sometimes you have to try move with the times or get left back. You can buy a case of Poland spring water at Target and sell each for a buck and make money . What am getting it is cater to all groups and make money.

Like I said why would that be a problem? Everyone on this site is a genius it seems about real estate and law and finance . I am sure with the right planning minority's with business plans and skills could make money off it also. Another thing there is got to be more young black professionals coming, this old ways of doing retail and jobs of the past has to be phased out soon. I'm okay with people owning repair shops and installing home products because they require skills but we need to flood the professional markets so that people can us seriously . Reality is that minority's income needs to grow by 10% in the next 5 years or we will be even worse off.

This. Black folks here in NYC been complaining about gentrification since the 90s. All the time we had those hoods we should set up buisnesses. Hell the dope bpys could have used that drug money and got into real estate like the Dominicans did in uptown. Instead we are complaining and begging the white man the same man that despises your every being. We dont teach enough about rela estate, finance or building buisnesses to our youth. As usual we are reactive instead of proactive. Another brother get shot by the pigs we do nothing. The rent gets raised we beg for rent control. We never get it together to build an economy. We stay dependent on our enemy meanwhile we are losing economically to our comeptitors(asians, hispanics and white folks).
