Some people want that extra room and peace and quiet. Hard to raise a family while within city limits.

it's like this in any sizeable city ... every sizeable city has that one side, maybe 1.5, 2 sides, where property values and appreciation rates are lower... and we all know why

however, there are still decent properties on those sides but many folks within the price point on "those sides" still move outside the city proper because the specs on the houses on "those sides" might not be suitable or the neighborhood might be a tad sketch or the lot size might be smaller or the housing construction, aesthetics might not be as solid as those outside of the city limits... the neighborhood might not have as much "character" as outside the city limits neighborhoods...variety of reasons.

but "those sides" are needed because many working class folks couldn't afford homes with all the gentrification that's occurring. however, affordable housing neighborhoods need to be on ALL sides of a city.
