You'll meet a rare one that actually tries hard to fish for deals and won't push into a bidding war. But most aren't worth a lick. They show up at closing for signatures & collect that commission on listings you found. Almost everyone I know who's bought model or spec home didn't feel their agent was worth that % in the end. Most had their bank qualified loan on hand, compared their own comps, stayed in touch with the builder and did their homework on their area ahead of time. Agents are glorified middlemen and sales rep. Especially the ones that make their commission on pushing people to take the max amount on their mortgage. Most don't care of their client is taking on a risk and pushing their budgets.

I was being generous giving them 10% of the work. But some people don't know any better. And end up hiring these Insta agents. There are moments when in an agent shows their value in arbitrary dispute, but outside of that. I've seen so many with little fiduciary duty to their client--push for the highest amount qualified and if the client is willing to overpay on a listing? Get them into the bidding war.

They'll be handed once this crashes.

Such a dumb profession. I dropped my first realtor once I realized how useless she was. Her main job function was to take me to see houses I found on my own, while sending me an automated set of listings everyday like I don't know how Zillow works.
My second realtor though, a Nigerian breh, came through in the clutch and fought for me. I think he's rare though, most of them are useless.

I agree they'll be gone soon. The more digital things become, the less you need them. Anyone with a brain can find house listings on their own now.

Now here is a dirty secret for males doing real estate...its actually some money in it if you market yourself right.

There are a lot of single women and single moms who are looking to buy homes, rent apartments/homes and want to rent out (have realtor manager their their property) homes/condos.

What some of the successful males do is sell themselves as family men to these particular clients. So on these realtor websites, business cards, Instagram pages and etc. They will have photos of them dressed to the T with their wife, significant other and maybe kids. As a way to be more appealing to their clients.

Now the coli hates married men. But as a whole society views married men as more responsible, more trust worthy and more about business than single men.

I remember my boy who a realtor and owns like 9 properties out here in dallas said once he started marketing himself with his wife his female clients increased like instantly.

Now the cons of doing this is that some women clients will also try you. Cause some women love to try and break up happy homes on some jealousy type of shyt. My homie has said that has happened to him a few times cause once you put a picture of your spouse (especially if she is pretty) up as a partner in your business to the world, you basically asking for some of these clients to get out of pocket at times.
