As a landlord with 6 rent controlled apts.. I feel him... how the hell can I fix shyt and maintain the property when costs go up above inflation rates and my allowable increase is below poverty

Awesome, how did you become a landlord? I want to get into real estate.

What skills do you need to learn to get in and what books do you recommend? Education wise I have a two year degree in Business Management but I am broke/unemployed at the moment.

The Hasidic Jews come across badly from the articles, how would you say they are working with them? What is their work ethic and intelligence like? Are they lazy and crooked from your experience?

#1 .. I'm black... and I'm an engineer and I do a lot of their work for blueprints/designs and etc.... my work ethic I guess is good because they call me , we do business, we do more business and we talk outside of business.. SO I guess I'm the "safe" black guy...

I wouldn't call them crooked or shady .. they're more cheap than anything else... they ALWAYS wanna pay you half and promise the other on some fictitious back end.. So I generally charge the double (which is still cheaper or in the ballpark of other engineers) .. So they pay me half (which is really my fee anyway) and I don't look back... then if they do come back with the back end I look at it as a bonus... but I generally get ALL my money from them because they wanna continue working with me...

And they ARE NOT lazy ... Sun-Thurs they on their grind hard... And its not really cheap to some degree its being economical

How did I do it ... I just brought a building that's it... Books cant teach that.. they can show you property management techniques and stuff but other than that .. you gotta dive in the deep end and swim to shore...

I got 3 investment properties and primary..

but do you research on the money side... expenses/income/ study all that... make sure you profit.. find out how your court system works and length for evictions... figure out who's gonna do repairs and etc, collect rent ... you or a management company... some companies charge between 10-15% .... who's taking out the trash on trash days....

their Sabbath ... so Fridays are half days ... Friday night sundown - Saturday sundown is their Sabbath so they off...
I got one jewish lady I work with we be texting 1-2-3 oclock on the morning doing work. she jokes she talks to me more than her husband
