Never late. As long as your property is taken care of it should take no time. We screen our tenants by making sure they are working, we speak to previous landlord, we also do inspection of current apartment to check for damage(some people dont allow us to and we choose other applicants) and we do credit reports. We've only had one problem, a chick would had a bunch of small children who wrote all over the walls and didn't take care of the appliances.

How long did it take you to get set up with Section 8? When I did it last time it took 3 months. Good idea about visiting currenty property :ehh: Yeah, the problem tenant previously was similar situation, lady with 3 kids, but it was mainly that she didn't want to pay her co-pay, and sued to stay after she stopped qualifying for Section 8. Truly a nightmare :bryan:

yeah make sure you get section 8 on it and don't be on no slumlord sh1t

Section 8 to me is :scusthov: :huhldup: status, I hate tenants who don't treat where they live with respect, and that's been my experience.

Well seeing that my husband has been doing this a very long time, me just recently..we know what to expect so we normally pass inspection on the first time. The first payment is normally the following month after they move in though. So total 2 months;
