Looking at something in the Garfield Park area as an investment, let me know what y'all think about that area.

Nothing wrong with Austin, but Garfield Park is closer to downtown, to Logan Square, Uke Village, etc. Normally I wouldn't care except the realtor was like :whoa: I ain't goin' there :pachaha:

I have friend that live in Logan Square and it doesnt look to bad there besides of the streets "over there on Grand it gets so confusing"

i would just stay where u are or just go to the burbs.

Invest, my husband and I own 2 rental properties in that area. We have a 3 bdrm renting at 1250 a month. You're not living there so I don't see why not. You have your blocks in that area where you definitely see pride of ownership and then you got those bad drug infested blocks. I'm sure you'll have no problems getting rents.

We have yearly leases and the both tenants are Section 8 (you have to have a year lease with section 8). We do not cover utilities and I would never purchase any property where I had too.

How long does it take to get set up with Section 8? How are the tenants? I did Section 8 before and had a horrible experience :huhldup: That Section 8 payment comes on time?

Never late. As long as your property is taken care of it should take no time. We screen our tenants by making sure they are working, we speak to previous landlord, we also do inspection of current apartment to check for damage(some people dont allow us to and we choose other applicants) and we do credit reports. We've only had one problem, a chick would had a bunch of small children who wrote all over the walls and didn't take care of the appliances.
