With the relatively sudden spurt in residential development in and around Downtown Newark over the last few years, many property owners whose tracts have not been heavily utilized as of late are seeking to bring new uses to their land. Now, Jersey Digs has exclusively learned that the owner of several attached lots near the Prudential Center, Newark Penn Station, and the site of the upcoming Mulberry Commons park is looking to construct what would be one of the tallest towers south of Market Street.

Within the next few years, the tracts at 36-42 Columbia Street along with 90, 92, 94, 102, and 104 Green Street could contain a high-rise mixed-use building. Although the plans are very preliminary and have yet to go before the Newark Central Planning Board, Anthony D’Agosta III of East Rutherford-based Inglese Architecture + Engineering tells Jersey Digs that the development would likely have 20 to 25 stories of residential space atop a six-story base.

”Our developer is recognizing that the increased density is not slowing down and he’s hoping to take advantage of that,” said D’Agosta.

The residential units are expected to consist of studios, one bedrooms, and two bedrooms, all of which would be rentals. Renderings for the proposal, which is currently being referred to as “36 Columbia,” show that there would be balconies, a lobby and community space, a parking area with a “green wall,” and amenity spaces on the sixth floor and rooftop. The bottom two floors would include a mixture of retail and commercial space, according to D’Agosta, with office space on floors three through six.

Inglese has been involved in the design of many recent projects in Newark, including the Hahne & Company redevelopment, Textile Lofts, and 999 Broad.

Currently, the properties, which are located opposite the Richardson Lofts development, largely contain a former warehouse. City tax records indicate that the sites are owned by Beira Realty and Beira Corp., which are registered out of the same Ironbound address as the Seabra Group.

Newark begins city-wide use of virtual patrol program

NEWARK -
The city of Newark has an extensive city-wide camera system up and running this morning with the promise of more cameras to come.

The first 62 surveillance cameras went online Thursday as part of what the city is calling virtual patrol.
It allows citizens to log into the police website and watch their neighborhoods and others for crime.

"We'll be able to distribute access to these cameras through block associations, community meetings, our channel 78, but as well as our clergy academy and our citizens academy who get specific and particular training around police operations," says Mayor Ras Baraka.

Officials said Thursday that the number of cameras will double soon to 125.
They also said this fall, the program will expand so the public can view what is going on using a smartphone.

A Newark police car that escorted Hot 97 DJ Funkmaster Flex when he drove from New York City to Newark Mayor Ras Baraka's birthday party broke policy when officers turned on the vehicle's siren and lights, officials said.

Baraka's April 9 birthday celebration at the Prudential Center was a fundraising event hosted by his campaign, with tickets sold for $300 and $1,000, an invitation shows.

Flex was providing music for the party.

Police Lt. Ronald Glover told NJ Advance Media two officers were assigned to drive Flex to Newark "with the understanding that the city would be reimbursed" by Baraka's campaign.

While the $200 worth of the officers' time, gas and tolls were reimbursed, the officers' use of lights and the siren violated departmental policy, Glover said. The Office of Professional Standards is investigating the incident.

A 12-second video posted on Facebook by Flex shows an unmarked police car with the siren and lights on escorting him through two red lights and into the Holland Tunnel.

"On my way to Newark. The mayor knows how to treat you, baby," Flex is heard narrating over the video that appears shot from the driver's seat.

One car can be seen getting out of the way as the police car and Flex head to the Holland Tunnel.

Glover said the officers were supposed to drive Flex but escorted his car instead when Flex opted to drive his own car.

When asked whether "celebrities" could be escorted by police cars using taxpayer dollars, Glover said the incident was under investigation.

Attempts to reach Flex for comment were unsuccessful.

Marjorie Harris, a spokeswoman for the city declined further comment, referring questions to the Public Safety Department.

A spokesperson for Baraka's campaign also declined to comment. Baraka is seeking re-election to a four-year term next month.

The Port Authority is investigating a similar incident, where Rush Limbaugh was allegedly escorted from Newark airport to Manhattanto speak at the Marine Corps Law Enforcement Foundation's 2018 Semper Fidelis Gala.

A source familiar with Port Authority protocols told NJ Advance Media that providing a police escort for a celebrity is improper.

Newark released its Amazon HQ2 proposal this week after months of denying open record requests.

The city redacted six pages of financial information that detailed its massive incentive package ($7 billion in tax credits). But the proposal, about 200 pages long, revealed details of how the city plans to accommodate a potential Amazon headquarters.

Newark proposed six different sites within two districts in downtown Newark as potential locations for the HQ2. The locations add up to 15 million square feet of office space.



The development area

Newark proposed locations for its headquarters in the Newark Penn Station and Broad Street Station neighborhoods.

"For Amazonians, Newark offers quality of life opportunities that expand every month with the arrival of new restaurants, retailers and art performances," the proposal says. "Within a half-hour commute, Amazonians will be able to satisfy almost any lifestyle preference."

Officials propose to split the Amazon move into three phases. Phase one would move the company into its initial workspace -- sites ready for immediate occupancy. Phase two and three would allow Amazon to move or expand its operations into newly constructed buildings.

1. Gateway Center
The proposal says that Gateway Center, part of phase one, offers a 650,000 space that is ready for an Amazon move-in. It is unclear where in Gateway the office is located.

The complex contains four towers and one hotel and connects to a retail center. The proposal also includes details about 2 Gateway Center-- a complex home to a co-working space and an art gallery.

2. Mulberry Commons
Mulberry Commons, which broke ground in October 2017, sits just south of the Matrix Riverfront. The proposal says the commons will become a three-acre urban park that unites downtown Newark with the Ironbound via a bridge connecting to the Penn Station platforms.

It will sit atop deactivated rail yards and will include a skybridge that extends up and over the Northeast corridor down to Peter Francisco Park in the Ironbound neighborhood. The bridge connecting both parks will include ramps down to the platforms at Newark Penn Station.

A former warehouse is located on the site and is being transformed into a 450,000 square foot office building with street-level retail.

3. Matrix Riverfront
The Matrix Riverfront offers two locations (four buildings) for Amazon offices in both phase one and phase two. Each location offers up to 1 million square feet of office space.

The site is the smallest parcel of land --5 acres-- but it is the closest location to Penn Station. It is also minutes from Gateway Center and Mulberry commons.

The owner of these spaces, Matrix, was seeking approvals to build a parking garage base before the HQ2 announcement. James Corner, who developed New York City’s High Line, will develop the site.

4. RBH-SoMa
This site, owned by RBH Group, includes 9 acres of land and is integrated with the historic downtown Newark.

Newark is looking for a client to "blend seamlessly with the urban fabric," the proposal says.

RBH Group says on its website that it hired an international architect to rehabilitate not just one building, but an entire neighborhood. RBH calls its plan the "Soma Master Plan" which includes 79 parcels bounded by Broad, Market, Washington and Hill Streets.

5. Lotus-Riverfront
The Lotus-Riverfront sits on 12 acres of land and is ready for construction.

"It would truly give Amazon an urban corporate campus with several rail stops on site," the proposal says.

This site would replace the existing Newark Bears Stadium and could include 2,000 residential units. The space is owned by the Lotus Equity Group.

6. Washington Park campus
The Washington Campus has two different sites, including 33 Washington St and 520 Broad St.

The Washington Street location has about 250,000 square feet of space across 10 floors. The building is next door to Audible's new expansion project. The park is located directly in front of the building. It is also two blocks away from Rutgers University and New Jersey Institute of Technology.

The Broad Street location is directly across from the Washington Street building. It has 350,000 square feet available. Leasing is around $20 per square feet. There is also a 300,000 square foot parking garage across three acres on Route 21 that can be used as is or developed into additional office space

What's next?
Gov. Phil Murphy and Mayor Ras Baraka met with Amazon representatives earlier this month to discuss possible HQ2 locations. U.S. Sen. Cory Booker, D-N.J., and businessman and philanthropist Ray Chambers also attended the meetings.

Amazon is has conducted similar meetings with all 20 finalist cities.

It is still unclear where Amazon will move its new headquarters. But analysts have predicted the company will most likely land elsewhere. D.C. and Virginia are both likely picks given Amazon CEO Jeff Bezos' relationship to the area. (He owns The Washington Post).

Flex was trolling the shyt out of TREACH by posting the video.

When Flex was shytting on Tupac on the radio in recent years, Treach banned him from NJ.

So the video and "on my way to Newark" comments was just flexing on Treach and his wolves.
