What to know about the 6 sites proposed for Newark Amazon HQ

Newark
released its Amazon HQ2 proposal this week after months of denying open record requests.
The city redacted six pages of financial information that detailed its massive incentive package ($7 billion in tax credits). But the proposal, about 200 pages long, revealed details of how the city plans to accommodate a potential Amazon headquarters.

"For Amazonians, Newark offers quality of life opportunities that expand every month with the arrival of new restaurants, retailers and art performances," the proposal says. "Within a half-hour commute, Amazonians will be able to satisfy almost any lifestyle preference."
Officials propose to split the Amazon move into three phases. Phase one would move the company into its initial workspace -- sites ready for immediate occupancy. Phase two and three would allow Amazon to move or expand its operations into newly constructed buildings.

1. Gateway Center
The proposal says that Gateway Center, part of phase one, offers a 650,000 space that is ready for an Amazon move-in. It is unclear where in Gateway the office is located.
The complex contains four towers and one hotel and connects to a retail center. The proposal also includes details about 2 Gateway Center-- a complex home to a co-working space and an art gallery.

2. Mulberry Commons
Mulberry Commons, which broke ground in October 2017, sits just south of the Matrix Riverfront. The proposal says
the commons will become a three-acre urban park that unites downtown Newark with the Ironbound via a bridge connecting to the Penn Station platforms.
It will sit atop deactivated rail yards and will include a skybridge that extends up and over the Northeast corridor down to Peter Francisco Park in the Ironbound neighborhood. The bridge connecting both parks will include ramps down to the platforms at Newark Penn Station.
A former warehouse is located on the site and is being transformed into a 450,000 square foot office building with street-level retail.

3. Matrix Riverfront
The Matrix Riverfront offers two locations (four buildings) for Amazon offices in both phase one and phase two. Each location offers up to 1 million square feet of office space.
The site is the smallest parcel of land --5 acres-- but it is the closest location to Penn Station. It is also minutes from Gateway Center and Mulberry commons.
The owner of these spaces, Matrix, was seeking approvals to build a parking garage base before the HQ2 announcement. James Corner, who developed New York City’s High Line, will develop the site.

4. RBH-SoMa
This site, owned by RBH Group, includes 9 acres of land and is integrated with the historic downtown Newark.
Newark is looking for a client to "blend seamlessly with the urban fabric," the proposal says.
RBH Group says on its
website that it hired an international architect to rehabilitate not just one building, but an entire neighborhood. RBH calls its plan the "Soma Master Plan" which includes 79 parcels bounded by Broad, Market, Washington and Hill Streets.

5. Lotus-Riverfront
The Lotus-Riverfront sits on 12 acres of land and is ready for construction.
"It would truly give Amazon an urban corporate campus with several rail stops on site," the proposal says.
This site would replace the existing Newark Bears Stadium and could include 2,000 residential units. The space is owned by the Lotus Equity Group.

6. Washington Park campus
The Washington Campus has two different sites, including 33 Washington St and 520 Broad St.
The Washington Street location has about 250,000 square feet of space across 10 floors. The building is next door to Audible's new expansion project. The park is located directly in front of the building. It is also two blocks away from Rutgers University and New Jersey Institute of Technology.
The Broad Street location is directly across from the Washington Street building. It has 350,000 square feet available. Leasing is around $20 per square feet. There is also a 300,000 square foot parking garage across three acres on Route 21 that can be used as is or developed into additional office space
What's next?
Gov.
Phil Murphy and Mayor Ras Baraka
met with Amazon representatives earlier this month to discuss possible HQ2 locations. U.S. Sen.
Cory Booker, D-N.J., and businessman and philanthropist Ray Chambers also attended the meetings.
Amazon is has conducted similar meetings with all 20 finalist cities.
It is still unclear where Amazon will move its new headquarters. But analysts have predicted the company will most likely
land elsewhere. D.C. and Virginia are both likely picks given Amazon CEO Jeff Bezos' relationship to the area. (He owns The Washington Post).
