Yeah, don't get me wrong, jobs in general are pretty volatile b/c your livelihood is always in the hands of someone else. That said I'm still happy for folks that have the opportunity to make good money and provide with the great career fields and employers in this area. Plus if they're financially literate they can invest the excess and start building security. Everybody isn't cut out to be an entrepreneur even if it is extremely rewarding.

Nah, nah. Please don't misunderstand. This isn't an entrepreneurial bias, per se. I'm just pointing out the basic flaw in the criteria used to assume excellence as posited in the title. If you're constantly chasing some other standard...and they're constantly changing the standard itself...you can't claim excellence. That's just being led by the nose.

To follow your line of thinking though, let's say for the sake of discussion that the list is completely valid and they're the best of the best. What are they doing with it?

We THE GOAT state for Black Excellence breh and PG County (my County ) is the main one leading the pack outchea But S/O to Mo County, Charles County, Baltimore County, and AA County for their contributions to making this State a dope ass place for Black folks. Hell, ya know what, S/O to Bmore too. Hate it or love it, Bmore has a long history and legacy of Black Excellence and a shyt ton of historically Black neighborhoods as well as being home to the largest number of Black-owned businesses in the country. very distinct area in terms of opportunities for black families. one of the few areas that I count as a GOAT places to reside as far as standard of living and environment.

I seriously doubt it.... if there are some, it would be considered the hood... and that’s by design.... there are some extremely nice neighborhoods in Gwinnett, Roswell and other places that may be knocking on 35 to 40 percent max...... I could be wrong.... and I’m sure a Georgia nikka on here can make it plain..... the only spot within the city that has a decent concentration of nikkas that’s really getting it legally is probably Buckhead

@staticshock You're from ATL right?? Can you clarify - are there suburbs in Atlanta that are considered majority black, mid to upper class within the vicinity of the Atlanta metro area? off location alone or town name recognition?

Mostly all of the suburbs on the east and southside are majority black, but only one is mid to upper class, & that’s Lithonia. There are some run down parts of Lithonia, & it has the highest crime rate in DeKalb County (eastside) because it’s the biggest city out there, but there a few neighborhoods out there with mini mansions & subdivisions with huge homes. A few famous people stay out there..I know Terrell Owens used to own a mansion out there.


South Fulton & Clayton County (southside) are low/middle class but it’s majority black. East Point, College Park, Morrow, Jonesboro, Lovejoy, Forest Park, Riverdale etc are all mostly blacks as well as the schools in those areas, but there aren’t a lot of wealthy blacks in those areas.

@Peter Vecsey are you from Atlanta? Buckhead isn’t the only spot within Atlanta where blacks are thriving. Buckhead isn’t even majority black, it’s full of out of town folk, celebrities, and old Atlanta money (cacs).

The area inside the actual city of Atlanta that has the highest concentration of wealthy blacks is probably Cascade in Southwest Atlanta & extreme southern Fulton County. Areas around Westlake High School (majority black school where Cam Newton went) & Langston Hughes High School are surrounded but rich/wealthy blacks. A lot of the neighborhoods down there have huge houses & folks riding in the latest luxury cars, & these are regular every day blacks, not famous ones. @AVXL is more familiar with Cascade & the SWATs he can tell y’all about how AAs are thriving there.

When they tore down the Chicago projects (Cabrini Green, Robert Taylor, Ida B. Wells) in the early 90’s, they relocated most of the residents to the bulk of Chicago’s middle and upper middle class black suburbs equipped with housing vouchers. That became the catalyst. The recession was the death knell.

This had been happening in Chicago since the early 90s. Though the impetus for it had not been an economic downturn, which exacerbated many issues, but the destruction of Chicago's housing projects and subsequent relocation of its residents, equipped with section 8 vouchers, to what were solidly middle-class neighborhoods. And although one could never anticipate a housing bust, an astute homeowner should always assess the potential risk of one, and the resulting effect that it will have on both the demographics and housing market of a neighborhood also factoring in geographical location and migrational patterns. If one's net worth is tied up in your home, you have to be smart and hedge any risk.

There is also poor gentrification, where poor transient blacks are moving into once black middle class areas and destabilizing the communities. You see this in Chicago, Detroit, DC, and Atlanta suburbs.

With that demographic comes discount stores that cater to them, Walmart, generic grocery stores, that kill businesses in the area. Increase in rentals causes increase in transient populations which causes home values to decrease which is where black middle class wealth comes from.

Add in the increase in payday loan and liquor stores to cater to poor transient populations that decreases the desirability of a community and you have the perfect storm for the destabilization of black middle class wealth.

Fully functioning integrated communities that can cater to all demographics are rare. Some communities make it happen but even then there is a segregation along demographic lines within said community.

Not from Atlanta, just got a whole lotta fam and I visit like 10 times a year..... I know Buckhead is old white money, but it’s the only true city that I knew of that’s the in Atlanta proper so to speak that has a decent amount of brothers and sisters doing well financially.......
