A hole in the wall bbq joint, especially in Austin where there are so many good spots from big restaurants to other small eateries like his, ain’t bringing in that type of dough. 3 million ain’t really shyt if he has a successful business in a good location. Good on him for turning down the easy money. I’ll definitely fw that spot when I’m in Austin.

He may not be turning in anything remotely close to $3M in profit, even every decade.
What he needs to do is use that property to rent, and as a restaurant. Twice the cash flow and the dual use would offer retirement at any point.
He is just holding onto valueable land, which is a good idea.
