Houston have some affluent black people. But there is no affluent black community. You have to understand that the percentage of black people is small in Dallas and Houston, as it compared to the percentage of Hispanics and Whites.

There are not even any affluent Hispanic communities in Texas, so there is damn sure not any affluent black communities.

In Texas Hispanics have a higher rate of people with college degrees than blacks. Hispanics make more money annually than blacks in Texas.

Don't let those Ebony and Essence list fool you breh.

It has a quaint downtown area, but I already know I'd hate it out there. NoVA just creepy to me it always has been, the funniest thing is all my issues with cops has been in MD and DC. VA just got that :usure: :ufdup: vibe the moment that bridge is crossed.

LOL, Eventually Falls Church will see a redevelopment the way that Arlington did I'm sure. But, it's a dope area, I can get most anything I need from a Viet, Arab, Latino or African market and eat like a king at similar restaurants that aren't cookie cutter and are privately owned. I will say that this part of Fairfax County is amazing at keeping chain developments at bay.

Yeah, I actually heard the dining wasn't bad. You ever heard of Taco Bamba? I met the owner one time in downtown and he gave me a card, I took it with a grain of salt since I figured he wanted some cash. The thing I don't like about Falls Church is that its too far from downtown. I'll say this, if I had a wife and kids I'd prolly be a little more inclined to be in VA since its safer plus they don't got an issue with gun ownership. :yeshrug:

I'm surprised too. I thought maybe parts of Dekalb County would make the list. It's probably because the salaries in Atlanta are lower than they are in the DMV, NY and LA. However if they adjusted for cost of living, I would expect to see Atlanta on this list.

You can drive through the mansions the mansions during the day and be ok. It is a barren area though. I love going to Wegmans on weekends tho. So many wimmenz be out there. :takedat:

Wegmans, Giant, and Target. Thats the highlight, brehs.
If I move back, I would love to live in PG but the jobs I had were either in NoVA or MoCo. I had one contract in DC for an association. Being a brotha in a suit during the week around Metro Station have the wimmenz like :shaq:

In all fairness, Atlanta got bread too but making $80k in Atlanta is like 120k in DC and you probably still get more for your money as well. But finding a job that makes 80k is harder in Atlanta than finding a job that makes 120k in DC.

same with the md ones. "mitchellville" was created like 10 years ago, i still just call all those "cities" old pg county. they're more neighborhoods than towns
PG county is funny for this. Mitchellville was created because Bowie residents didnt want to be associated with black people.

Woodmore is the same way. PG County has a lot of communities like that. Zipcode means everything to them.

That's Jericho by FedEx field and The Boulevard I had my high school graduation there. Yeah that place is big as shyt, Largo/Landover/Palmer Park/Seat Pleasant(KD hometown) kinda hood not on no Cap Heights/Suitland/Temple Hills/Oxon Hill shyt but it goes down. When I trained at Ray Leonard's gym I would be around that area a lot, it was all kinda nikkaz out there.

lol, I think it was Brightseat that I heard was the bad part of Largo. I used to fukk with this thick dark Cuban joint that stay near PGCC and it was nice as hell out there. I know Palmer Park from my Boxing days, it was a rack of young hot mafukkas around there. The whole PG for the most part follow that same rule of thumb, close to the city = hood, further from the city = good.

Pretty much, this list doesn't account for the cost of living difference.

All the black Oilers and Rockets players used to stay there back in the day. It was the last affluent black community in Texas, before it turned ratchet.

I went to middle school in Mo City. In fact, I went to middle school with Warren Moon's son who was a year older than me. Mo City depends on what side you live on. There is the hood side than there is the affluent side. Black people are the largest group but they are not a majority. I have an uncle on my mom's side and an aunt on my dad's side both got half million dollar cribs in Sienna Plantation. They both make a lot of money and add to the black income, but more white and Asian people are moving to Mo City so black people will be the largest but never the majority. So it will never make the list. After all, the cities like Ladera Heights and Baldwin Hills carve out the hood areas around them making them look more affluent, Mo City can do that too but won't. But there is a higher level of bougieness among black people outside of Texas though :mjpls:
