There's a very large number of Fortune 500 and 1000 companies in Memphis, we're the logistics and distribution hub of America. There's a significant number of black millionaires here. Because it seems like most of us are participating in the rat race to ATL, Houston, Charlotte, Dallas, etc. The popular spots basically. I could be wrong but I don't often hear Birmingham, Jackson, Memphis, etc in these reverse migration narratives.

Everything I've read and heard from folks is that the boom cities if the south are thriving but the Deep South states are not. At the end if the day it's economics.
Mobile Alabama simply cannot compete with a Charlotte. It's not just about cheap land.
Cheap land indicates either space is unlimited (see Texas) or demand is low.

Don't lump in Memphis with 2 cities who's population is a 1/3rd of ours. ATL, Houston and, Dallas are in the top 10 most populous metro areas of the country, of course you here more about them.
