i'm a fan of holding properties as rentals unless you really need the capital to help buy a home you're going to live in.Using gentrification to my advantage might pay off big after all
As you all know i purchased a fixer upper in a neighborhood that i found suspect but noticed was gentrifying slowly but surely. Like no joke i had concerns about the area at first but figured it would be a good investment. House only needs some upgrades to the bathrooms. Anyway, as them hipster wannabe whiteboys started buying up all the property around here next thing i know a few companies bought some homes and did minor renovations to them on my block and selling them for big bucks now. I saw the former owner of one of the houses that got renovated and he told me he basically sold it via a company called offerpad.com. So i went on there and did an assesment to see what they would offer for mine and after sending them pics and info they're ready to offer me $77K more than i paid.
Im wondering if i should bail out now or wait another 2 years when they finish building up off the road at my exit. My plan was to inhabit the house and rent it anyway since it's right near downtown atlanta

i have a four unit property, i live in one and rent out the other three. i don't have headaches, i mean the hardest thing is keeping on top of leases/renewals and dealing with re-renting them when i have a vacancy. vet your tenants, set rent prices at a level where people feel like they're getting somewhat of a deal so they don't both you as much. i could easily charge 2500 a unit, but then i'd have to meet 2500 expectations, by charing 2200, people are happy to be a bit under market norms so they live with less responsive serviceYeah I hear ya.
I'm Haitian and you know haitians are obsessed with owning land so my dad always told me "never sell land. Never!". He drilled that shyt into my head growing up. I still remember being 13 years old and this cat sitting across from me at the dinner table on one of his rants talking about "when I'm dead and gone don't you fukking dare sell the fruits if my labor to use the money for dumb shyt. Don't you fukking dare, you hear! I'll come back as a gotdamn ghost and suffocate the tow of you in your sleep" He would go on these rants when he would see people he knew's kids selling their land to buy fancy cars and do dumb shyt
But back to the story the issue I have is I always hear the horror stories of being a landlord and wondering if that's a headache I'm ready to take on
