truth be told depending on where you
live it's a buyers market right now.
5k and you can cop a few flats,
run through them with drywall,
paint and up to date lighting,
bathroom,kitchen to pass inspection
and youre a damn landlord.

The area where you purchase your home is key. Study the trends of home sales in the area you want to consider purchasing your home.

Once you aquire property, put a good down payment if taking out a mortgage, between, 3-5%. Pay your mortgage and/or taxes on time.

Always keep up with routine maitenance of your home. I don't care if its a broken light bulb. Get it replaced ASAP.

There are some more examples out there just do research but this is what worked for me.

Just got my first one 7 months ago, 3 bed, two bath , two car garage $85k.

Few tips:

-unless you buy brand new, there will always be repairs to be made, so keep at least $1k in the bank

-don't go crazy with upgrade soon as you get the place

-youtube repairs and upgrades before you pay someone to do them you would be surprised how easy some projects are. I redid a bedroom wood floor for like $200

-keep up on maintenance things like mowing the lawn, painting the fence, changing your furnace filters etc

-keep your home secure, invest in a alarm system at w, I learned that the hardy way, house got broken into on Xmas while I was away

It's been a good experience overall, made a few mistakes along the way but you live and you learn

Just recently purchased one and just looking for tips and advice. Lived in an apartment my whole life so I know absolutely nothing as far as do's and dont's

Watch what you flush down your toilet. I took a serious L last year cause of that. Flooded my basement :mjcry:

I used to be a (bad guy) but instead of
buying cars,jewlery and dumb shyt my uncles
sat me down and gave me the game on real estate.
aint looked back since....
I live in one,got my mama tucked away for the rest of
her life rent and bill free in one,got one that i use to store
drywall,paint and bullshyt where i chill and rent out
the other 5.
i'm thinking about rushing gas station/mini mart.

How old are you? Bad guy as in(drug dealer)? What age did you buy your first home? Do you still currently work? How much do you make monthly from rental income? Do your rentals cover your mortgage for all your houses? I'm curious because I plan on doing rental properties as well when I get my first real job.

my house is a brand new rehab of a house built in the 1920's and I already had to do minor plumbing repairs to the kitchen sink and had to repair the steel plate at the bottom of my security door cuz it got full of slush and broke off.

and even tho this house was considered "new", I still had to buy shyt like a new washer and dryer cuz I wasn't gonna take the old one out my old house :manny:

we have an alarm, and I work from home, but I wanna get a security shutter on my back window because it's on the deck and pretty low.
