You can a lot with zeriscape lawns:

I have a weeder. It's tough to explain why the weeds are even tougher to take out but they mix with the rocks and tarp.

Dirt and mulch looks better, plus, it's difficult for my cats to walk on.

One downside of a big crib is having rooms that someone may not even enter for a few days

So it looks like the toilet leaked upstairs at some point recently glad I caught it because boy I tell ya 🤣

Pushed my finger right thru the drywall

Think I got all the supplies just need a baseboard and maybe 1 whole green board

Once again it's on!

Past week I've been switching all of the old light fixtures with LED fans, putting electricians out of business:lolbron: Next tasks for December are changing out the light in the bathroom, sanding out the drywall from wallpaper damage, and upgrading the old mirror with a LED version when it arrives.

Already mildly shocked myself checking the outlet, bathroom light breaker was out but the GFCI was a different one:snoop:

GFCI...I had a dude bout to come out a week ago about to change out the ones in the kitchen and bathroom.

Get one of these so you can check for hot wires before you touch.


Always a chance a wire could be hot if not wired properly, even if the breaker is off.

edit: incase the amazon link isnt loading. You'll need a "voltage detector pen" which you can pick up from a Homedepot or Lowes.

Yeah. When I had a larger house years ago. I shut off all the water to the bathroom in the unused bedroom. So glad someone told me to do this. That looks like an expensive fix if you can't do it on your own.

Yep. I do my own electric work. Installed a breaker for my dishwasher, added 240 breaker to my workshop. I always cut the main breaker. Test wires before and after you cut the breaker just to make sure the voltage tester is working. Even with all the power off and wires tested I still be sweating bullets:pachaha:

This is the set I got, not the exact model but bought it on Amazon last month

100% me being stupid because I plugged it in and still got active wire. GFCI Light is only about an inch from the corner so didn't see it too well. Going to get a multimeter before I start on this one.

I finally got a quote for a renovation and I've decided to move next year before the next school year starts. Just the thought of living through a renovation makes my head hurt. I wish I had a condo or second home to move to, that would be so much easier.

My current mortgage balance is under $100k, so I think if I pay that down some more, do some inexpensive updates/repairs, I can net at least $100k at the sale to put toward the new house. There are a lot of newly updated properties currently on the market, so hopefully there is some decent inventory next year. Even if I decide to get a fixer, I'm not moving in until all the updates are completed.

just re-upped my mortgage for another 5 years fixed... got damn cad interest rates got me paying $400 more dollars a month smh

So glad I re-financed during covid. I was at 5.25% and got it down 3.1% with no escrow. The no escrow was the reason why I was re-financed. My original loan holder miscalculated my property tax escrow and my mortgage went 600 more a month. I'll never do a mortgage with escrow included ever again.

Interesting. Most banks here as long as you have a mortgage, you have to have taxes and insurance paid through escrow.
