I'm thinking about purchasing a home in kennesaw, Ga. Or Marietta.

My commute to work already might drive me insane. On top of working 12 hour days...

I could rent some shyt but might as well just pay a mortgage on a house... I really want a condo though. Maybe flip it later... About to do some research :jbhmm:

Has anyone purchased a foreclosed home. How was your experience? Would this be recommended?
i bought one in 2011.. still living here.. no hassle at all, esp with the bank i know i've heard nightmares

only thing i'll tell you is make sure you have a solid understanding of the issues and age of the house

also AHS is a must buy for any forclosed home

Foreclosed homes are a trip. They are sold "As is", and don't require a home inspection for the final sale. They are always risky because a Foreclosure is when an owner can no longer make payments, but keeps living in the home until they get legally kicked out by the bank they couldn't pay. This usually makes the owner upset to where they trash and damage the inside of the home before they leave it.

Another thing.

If you are in an HOA regulated community. Be aware of either c00n or white supremacists neighbors.

In my case i'm on the HOA board as vice president and some c00n resident is threatening to come to my house because of a so called check he didn't receive.

He has no proof of this matter and i have nothing to do with it which I already stated.

I will make a seperate thread about this all together but just wanted to put that out there.

Where in the city do you work? If you're flexible you may want to reconsider another part of town to live in

Yay/Nays of buying home w an in ground pool?

Im indifferent to the pool but the house is dope.
i didn't put one in because it scared the fk out of me w young kids. not only my own but other kids that come to my house for play dates. even w all the precautions (fencing the backyard, fencing the pool, pool cover, doors that alert you once someone opens one, alarms they make that go off if something/someone falls in etc) sh!t still happens. all it takes is 30 secs of distraction. once my kids are a little older and i know they can swim i'll feel more comfortable revisiting. for now they are in camp swimming their asses off all summer mon - fri, and on the weekends we have a town pool club, and other friends and families w pools we can visit to fill in the gaps. also, familiarize yourself w the local costs of maintaining a pool. you can do most of the work yourself if you have time/are inclined, but sometimes you may have to hire a "pool guy" to clean, shock and balance the water, help open/close for season etc. also additional electricity, water and plumbing costs associated w maintaining a pool. those are a few of the nays.

the yays are pretty self explanatory. pools are great and i can't wait to finally have one again.

Just built a pool in my home. VERY expensive. If you've ever wanted a pool, buying one with a pool already built in is definitely the way to go. Strongly considered moving to a new home with a pool, but wifey really likes our current home and didn't want to move.

Pools are awesome though. Excellent way to cool off in the summer, and swimming is probably one of the best and efficient exercises there is. Both cardiovascular and resistance training. Before getting a home with a pool, be sure every one in the house knows how to swim, and be sure its fully gated. Also, one of the benefits of designing a pool is that you can do it how you like. Mine is pretty nice. But yeah, if you live in the south or a hot climate, having a pool is pretty cool.

thats not necessarily true... you can negotiate anything in any sale...

as i said previously i bought a foreclosed home... needed a new heating/cooling system, well, and paint.... i negotiated the inspection and had the bank resolve those issues before i accepted their counter

my agent did say it was rare a bank would do that, but you gotta at least ask right? and be prepared to walk away if they say no
