I landed a job and I can afford to cash flow it. My house was built in 1942 and the windows are original to the house so it's going to need to be done eventually, and I'd rather get it out the way before another Winter comes.
I know thats a lovely feeling. When I can cut the debt down and cashflow these granite counter tops and new carpet, ill be in heaven
If you dont wanna deal wtih monthly fees, you'll have to research smart home products. You can get a hub (such as SmartThings) and zwave/zigbee (low power/low bandwidth/decent range wireless tech) door/window sensors which will dispatch an alert whenever they are triggered. You can also add some cameras which either record on motion or record on trigger from one of the door/window sensors.
For the above to match ADT, you will also need some type of 4G modem to provide data service in case your internet line is cut.

Is it! Hell just having a job period feels great. My goal is to do a full renovation/remodel in about 3 years, but any little stuff I can get out of the way for now, I'll do. This guy also has a very good price. When I first moved in my house, I did a quote from some window company and it was $15k.
Did you remodel any other parts of the kitchen or just updating the countertops?
I want to get rid of the 2005-ish budget cupboards as well, but thats a much more expensive project than the countertops. So the total plan for the kitchen is
- Granite/some other stone countertops
- Tile backsplash
- New cabinets
- Deep sink and better faucets

Replaced the basement CFL spotlights with LEDs.
Negligible energy savings but the big difference is that they turn on instantly whereas the CFLs had to "warm up".

I need to replace my kitchen lights with LEDs.....they have these old ass halogen lights and one of them burned out

Listen guys, please...PLEASE.
Do not fall into the refinancing trap. I am currently looking for listings and the amount of pre/foreclosures are CRAZY. There are people who bought for like 150k back in the day but after refinancing MULTIPLE times they now owe upwards of 500k
I mean, it is more commission for mebut it is sad to get it at the expense of people who couldn't handle being homeowners.
If it's a dramatic lower interest rate, I would re-fi in a heart beat. The problem is when people re-fi most of them take the extra equity money to cover bills or upgrades. I wouldn't do that. The best thing to do if you have a good mortgage rate is to make your monthly payment and then if you can make the same payment towards the principle. That's hard to do for most, but making that extra principle payment saves you thousands on interest and pays off the loan quicker.
