I created this thread on the Root forum, so that it would remain a serious topic. You can't spend a few posts telling people to "boss up" and then joke about bouncing the country when a member is asking you for advice.

That response was directed at a certain poster. How can I make him an apprentice when I'm not in America anymore ?

I'm not joking neither I had to fight a costly case over some b.s.
Residential property is an ugly business... from logistics to financing to upkeep to reward ... just :scust:

I'm not talking about the rent free duplex strategies with FHA loans here...but a portfolio of single family homes

Europe, cacs everywhere, a lot of collectivism and defeatist mentality here...

business wise, it's an adjustment... less hyperbole so it's a different culture

plus the laws are far more archaic here so it makes certain moves harder

I'm seen as American first ... then black second... it's bizzarre...

Without getting into specifics and with all due respect, your answers in this thread hint that you take shortcuts. Seems like those shortcuts landed you in position where you felt you had to bounce.
I was giving you the benefit of the doubt that you were joking about bouncing.

Heard people growing up and attending school speak the same way about "taking risks" etc...They were either from wealthy families(who would help them land if they fell) or rule breakers(are serving or will serve white collar crime conviction)

With all due respect, the United States taxes it's citizens on all worldwide income .
I've been living outside the U.S. for years prior to dropping citizenship
because after a certain point I had no incentive to keep dealing with that.

but let you tell it, it was a short cut that landed me in this position ? like I draft tax legislation :mjlol:

Most people I've encountered who play devils advocate just dish out excuses to invalidate.
That's okay ... I get it. It's human nature and I've dealt with it enough times to realize
it's got nothing to do with me.

The tone when discussing business with these men and the ones I mentioned earlier who spoke like you have here was just different.

The "boss up" & "some are scared that's why they don't feast" lines and tone just rubbed me the wrong way.;;like I'd heard it before.

Guys with the true brass balls I mentioned just gave off a different energy.

You don't have to insult me by "explaining "that American citizens pay taxes regardless of where they reside or where the income was earned. I'm over 18, so of course I know that.

Well if you're interested in "family" rentals, you need to do some research.

Unless you're able to pay cash for the property you'll be taking out a loan.

Can your rental net you enough at the end of the month to make it profitable?

Insurance

Our first rental was our first home. We outgrew it, but instead of selling we kept it as a rental. We learned a lot of lessons with our first renter.

and yet you act like it does and created this false narrative.

I don't cut corners and i'm very conservative in my projections when it comes to valuations
( even with raising private capital). Never decieved anyone and I went above and beyond for
my partners/team.

My aversion towards single family residential homes comes from seeing the ugly side of
it ( sheisty banks/lousy PMs /exorbitant contractors/ sh!tty tenants/ zoning changes etc )

and realizing the bigger upside in commercial real estate which made it a no brainer ...

If these "lines" give a certain energy...then:manny:

Pretty general question, as every market is diff

To compare investment properties in Los Angeles versus somewhere in Alabama isn't even in the same conversation

I got some exp in both commercial and residential in the Southern California area, pm me if u got specific questions

Creating this thread as a clearing house for info about rental properties.

For those who own/manage such properties, I'd like you to share literally good, bad and ugly stories.
I'll weigh in later.

First off let me give you some rep because I am actually considering this as some side income and was searching quite a bit on the Coli to find a thread like this.

I shall bookmark this and see what I can glean.

DoD is more reliable and consistent. I wouldn't suggest Section 8, too much of a hassle. You can charge above market rent, especially if you are in a good neighborhood, convenient local or area with housing shortage. Contract with a local handyman and landscaper as military is strict about repairs and mil spouses, especially those with high ranking/flag husbands, can be demanding.

If you live near a military installation (just web search "military base near me" for the inept), access to the below site. Enter the installation name, select Housing Office. Submit a request or just contact them directly to set up an appointment. They will then go through the process of an inspection and if all goes well you can lease to servicemen with a lease the duration of their tour (typically on duty for 3-5 years). Money deposited into whatever account you set up.
