Not sure anyone on here will care but i have a background in finance and real estate. Roughly 10 years.

So last week i volunteered to go to a youth center for underprivileged high school kids in Toronto (mainly black) and I talked to them about the importance of building their credit, financial literacy and investing in real estate early as a means to building generational wealth.

Alot of them are in their late teens and didnt even know what real estate was and how to build generational wealth. It was nice seeing the smiles and the look of enlightenment on their faces.

This was 100% nipsey inspired and it's only the beginning. The marathon continues.

You're a good man but real estate in toronto is a joke kids from an underprivileged background ain't gonna be copping anything any time soon. Tell them about tfsa and compound interest and shyt like that. Real estate is not what's it was.

I been had ideas about different community initiatives and wanting to give back..just had to step my own shyt up first..

This whole Nip tragedy really got me thinking about this shyt again...

True but there's still spots where dudes can get in throughout the GTA...at least for long term investment purposes

What I was telling them is that if you are planning to buy a house for your family.. dont wait because prices keep increasing..it wasnt as a form of a hustle..it was if you had plans of doing it..dont be like me and wait until you in your 30s..cuz I would have paid half of what I paid if I had bought it 10 years ago.

I also let them know how important it is to build there credit in order to do these things.

I feel you though..its ridiculous in Toronto.. which is why I suggested they stay on the outskirts.. ajax, Pickering whitby..etc all still part of the GTA but alot cheaper and value will increase as they are becoming more developed

As I was sayin to the other dude that quoted me..I'm not sayin buyin a house in Toronto is cheap and to do it now for a quick flip.

I was talkin to those people who had future plans of buying a house..and letting them know that I paid double for what I would of paid simply because I waited...I also explained how this is a means of building generational wealth so their kids dont have to go through what they are through.

I also explained to them the importance of building your credit if you want to invest..these kids got cell phones and they not pay in them on time...cell phones wont kill your credit but if you let it go to collections it will definitely make an impact.. so it was more just giving them game.

This shyt isnt taught in schools so I had to learn the hard way..if I could save someone from making the mistakes that I made..why not..you know

Came across this list I made back in 14' when I saw Hussle posting flix of the books he was currently reading on the gram at the time. I know there's been a list circulating from some of the ones he's named in interviews or other forms of media but I'm sure it isn't 100% of what he's read before obviously. Shame of it is I never even got to any book on the list. I don't read nearly as much as I use to (when I could fly through 3-5 books in a week back in my school days), and audiobooks ain't never been my thing. These days, I usually just start a bunch of books and never finish em' for real. This year, I'ma try to fix that though.
