Yeah I think the Bronx has a higher chance of being gentrified...much of Queens has an "outskirts" feel to it so I don't think Hipsters would care much for it

It's definiely the Concouse area near 149th that's likely to start first. It has the perfect setting for hipster appeal.

But it's gonna be much harder to gentify the bororugh compared to Brooklyn. Brooklyn and Queens have shorter and easy access to Midtown and Downtown which is desirable. Bronx on the other hand can easily take from 30 min to an hour, and even in the South, you would still have to go all the way through Harlem and Central Park to even get to Midtown/Downtown.

I don't think Queens will get gentrified like Brooklyn but the Bronx will IMO. Queens just doesn't have the "cool" factor

I only mentioned Queens purely because of distance. I never said gentrification for there. It's too big and diverse to completely gentrify.

And BX will eventually get hit but it's going to be a long battle because of the massive amount of project housing and the three other major killers(The Cross Bronx, Bruknerer and Deegan expressways).

Tremont,Webster,Fordham...

Those 3 reasons are why the Bronx will be gentrified

Tremont=40/42 Bus that crosses paths with trains..And they both cross paths with

Webster=41 Bus/Select Bus

Fordham=12 Bus/Select Bus

Im starting to think the select Bus was put in for THIS REASON....

You can easily get to Manhattan if you live in these sections..

And cacs not worried about a lil longer train ride..Ask the ones who live in harlem:francis:

If gentrification hits the North BX where the Jamaicans live at, shyt will break loose. A lot of :mjpls: in those parts where gentrification is happening in South and Central BX.

In Brooklyn the hipsters hardly ride the bus so that's not an appeal to them, subway ridership is at record high levels while bus ridership is declining...

In NY riding the bus isn't looked at as "cool" as riding the subway to hipsters.

The B44 in Brooklyn goes through Crown Heights and Bed Stuy, got Select bus and ridership dropped....

Almost every borough will have at least one Select Bus route, in Staten Island the one route that has it the entire route is in white neighborhoods.

I always see the Hipsters over in the 140s usually on Willis Ave or 3rd Ave on bikes or jogging at all hours. I recently noticed that Bronxchester Houses are going serious renovations, the entire building is covered in scaffolding and has equipment on the roof. I did some googling and found out that Gov assistance terminates in 2018 for that building AND it was just quietly sold by NYCHA to a developer.
Cash-strapped NYCHA sold apartment buildings that had been recently refurbished
A controversial structured finance transaction originated by the New York City Housing Authority, or NYCHA, to create a special purpose vehicle to offload some Section 8 buildings to private developers is coming into greater view, according to an analysis by Progress Queens.

A reporter visited the Bronxchester, a 208-unit NYCHA development that was transferred by NYCHA to the SPV. The Bronxchester is in the middle of a gentrifying neighborhood in the Melrose section of The Bronx.

A Blink Fitness is located diagonally across from the Bronxchester at East 156th Street and St. Ann’s Avenue. The gym is on the ground floor in one of a series of new buildings that occupy an entire block. Across the street from the Bronxchester, a row of Melrose Condominiums lines East 156th Street. And to the west of the Bronxchester lays Via Verde, a gated, low- and middle-income apartment complex with ground floor retail that helped to attract upscale developer interest in that part of Melrose.
