Why are you pre paying rent 61 years in advance? Buy a house and a down payment on another with that money. He is a massive dummy.

If i was a landlord you are not pre paying me shyt, if i need to raise the rent i am not about to be stopped because someone wants to pay for decades up front. Would be big loss.
Cuz he still won’t be responsible for maintenance or property taxes …

That's just my opinion. Technically it was never proven one way or the other. Before they got to the money, the judge determined that the son never had the right to enter into a lease with the tenant based on the land contract between the father and the son. So at this point, if the tenant wants to "get his money back" he would have to sue the drug addicted son.

The reason i believe no money was exchanged is that the tenant didnt really seem too concerned with the loss of his 144k. He dropped the issue of the lease and 144k quickly and switched up his defense strategy to claim squatters rights. That's why I think that the son did sign the documents but that it was some sort of scam.

It was a somewhat interesting case.

Everything about this sounds off to me.

I've seen a few people who have paid ahead, and I've even seen someone pay a year in advance for a home (with funds from having sold their home in a divorce) - but there is no one paying 61 years in advance for rent.

Its such a stupid concept it boggles the mind.

You're still responsible for maintenance beyond normal wear-and-tear and taxes are not an issue for anyone with a lick of sense - rent increases will encompass the cost that taxes would have.
There would have been no rent increases for 61 years. It would have stayed 1000 a month until July 2085

He didn't claim to have paid 61 years in advance. He claimed to have entered in a 61year lease with the previous owner and that he prepaid 12 years to the previous owner. Which i will admit sounds rediculous but he brought a signed lease and a signed receipt for 144k so the burden of proof at that point was on the new owner.
