AI has been public about his financial situation and a quick search shows that of a career in which he made over $200 million, his Net Worth is currently around $3 million. There's evidently a trust fund of $32 million that we only know about because of his divorce proceedings and that he wasn't able to touch, which proves my original point.
So he's not broke by normal people standards but he certainly is considering his earnings and fame during his career.
Location is everything with real estate, no one wants to own property in dusty ass states and cities

No it is not breh. And there is no such thing as an easy investment when millions are at stake.And when it comes to real estate, mega mansions are not the best investments.

I agree with you on the mega mansions not being great investments.
He could have taken that same 37M and probably bought 25-30 nice homes or some condos built and leased them for market rate and got his money back plus interest in a few years.
I don't know what his play is here, but I'm sure he has a plan, he's an intelligent brother.
