Not every cheap real estate area is full of rural rednecks ready to lynch black folks. I live in youngstown oh, 42 % black population. Houses cheap af out here.

A certain group of people who wear they're hats extra small used to do that all the time in NYC in the 70s-90s.

I’d be careful with that too, I was reading about a owner that hasn’t been successful in evicting an Airbnb guest because she knows how to work the system. Businesses have no rights besides what’s in the lease.

This really is the way to go. Folks (case in point, the psycho this story is about) wanna cut corners to maximize profits. As someone who knows folks who rent property, they would all say the same thing: the overhead for decent property management is a small price to pay to save u the hassle of doing this stuff urself. They handle the rent, notify and can refer/assist u in any concerns about the property that may arise, and handle evictions and screening new tenants. All for literally just a small cut off the top.

And if dude was so desperate for that rent money it had him trying to burn up peoples kids, he had no business in this line of passive income. Folks wanna get that easy passive income so bad they think they can skip the grind and hussle involved in properly setting this up.
