When I visit Fam down south, I was shocked how many stores shut down in the last 10 years. Sure a few new business moved in but there are still properties boarded up. A lot of fast food joints closing down too including Subway, KFC etc. Restaurants are getting bodied too. A TGIFriday's that I used to go to after work when I lived down there closed down. That was the spot for happy hour, lol. I'm shocked the Best Buy is still there (They really outlived Circuit City, lol). More and more people are doing damn near everything online. Shopping, ordering, the whole 9. You can literally have anything delivered to you door now. So this has changed people going out to eat and shop like previously. People will even going shopping for you. Not to mentioned "Work From Home" took off during the Pandemic. All of these things have affected businesses.

Think about it, you would get gas in the morning for work. Then get some coffee, or a breakfast sandwich. Then for Lunch you get something. Then on the way home you might stop for Dinner. The average worker was going to 2-4 Stores daily. That's big money. Sure that's still happening but if you take that out with Work from Home, money is being lost. Which is why so many corporations have tried to put an end to it. But yes things are changing and businesses have been closing down heavy this last Decade. But a lot of apartments and homes are being built. My issues is now there is a self checkout station everywhere which has lowered the need for cashiers. It's a lot of fast food joints closing as I said. They don't even take your order in a lot of places anymore, you have to do the kiosk. Taco Bell announced AI will be running their Drive thru by next year. AI will make it worst in the coming years. This is the "Future" we signed up for by letting technology take over our lives. The cats out the bag now, no turning back. Skynet, Matrix here we come, lol.

Yeah, a lot of places out in LA never recovered from the pandemic and the city looking more grimey.

Amazon effect basically.
