shyt you can buy a 450k house in north dallas and it is still twice as big (plus made out of brick and damn near new) than that cracker jack box you saw in NY.

If Savannah were poppin' like Atlanta as a destination for Black people from North Florida, Georgia's Black population would be 4 million or 5 million, easily.
Columbus is right on the Alabama border. If it ever gets poppin' as a draw for Black people from Alabama, Georgia's population would be in the 6 million range, breh.
Texas is helped in that DFW, as a major metroplex, draws Black people from Arkansas, Oklahoma and Northern Louisiana. Houston serves to draw Black people from Southern Louisiana. Plus, Katrina helped boost its numbers.
Georgia really only has Atlanta.
Imagine if a hurricane were to devestate Northern Florida somehow. Where do you think those people would go?

I have zero desire to live in the south. I rather live in NY, NJ. The furthest south I would go is D.C. So that 450k is worth it to me.

I have no such ties down there as my family are recent immigrants living here in the tri-state. and so far outside of cheap real estate for more land, I'm not very impressed with what it offers in comparison to NYC.

And many people aren't going down there to reunite with family, they are going down there because of opportunities and cost of living
