Using a buyer agent to buy a house in an exclusive neighborhood?

Thats the primary reason IMO. I can’t prove it but I think certain rural areas outside KC try to redline.

I dont know how realtors work, but besides that the buyer agent system seems like a finesse to me. Someone said some seller agents will only work with a buyer agent.

Are you buying the home site unseen? Otherwise, if you’re going to check it out in person someone from the neighborhood is going to see you. You really should be using a black real estate agent.

I would never want to buy a house in an exclusive neighborhood unless i'm bringing a squad of other people like me to buy neighboring homes.

I don't want drama man, I don't want weird looks everytime I go outside, i'm just going to get into a fight and it's gonna ruin my day and possibly everyday.

OP why torture yourself like this, let’s say you get the house, are you only going to do yard work at night to keep your identity concealed?

Unless you buying the house under a trust or llc( and even then you can still see members names) the contract they sign will show your name. If you have social media they can google your name. I actually did this for a seller of a home I was somewhat interested in and found out through Facebook she already had offers sight unseen.

Then they probably wouldn’t know you’re the buyer, unless you signed in and they can place the name with a face. Even then, if you’re having a home inspection done you should be present for it.

I’d still use an agent so they can be the buffer, plus you’d be helping someone put food on the table.

Why do you want to live in a place where you have to sneak around to get into?

True. I don’t have SM though. I would be using the Trust/LLC combo too.

Privacy is an issue for me and I wouldn’t want my noisy neighbors
too be in my business.

The true finesse is actually on the sellers agent side:

They set the commission breakdowns for both agents

They set the price

They vet the offers and bring the offers to the actual home owner/seller

They establish/withhold the contingencies

Those tend to be the best places! Plus I’m gonna wanna live somewhere that really is exclusive enough to retain value in a down market.

Anyone who has successfully using a buyer agent. Did you use the agent to kind of provide a layer of privacy and conceal your identity to the people in the neighborhood you were buying your house in?
