Its not just that comic book movies are hot or overtaking, its that franchises are what people are interested in now. All of these comic book movies are either parts of a franchise or a starting point for a franchise and the same can be said about ALL of the top grossing movies from Universal as well.
What makes franchises so popular compared to stand alone movies is that there is much more to get invested in and much greater payouts (character and concept moments) from the larger built universe. your typical movie is 90-120 min, but when you have 2-5 films in a franchise, you can tell a much deeper and complex story in 4-10 hours than you can in 2 hours. Franchises are the way to go in this era.

But what I meant was the majority of these franchises succeed because they do a successful job of character and universe building. The Fast and Furious series took a huge dip in sales towards the middle of the movies with Tokyo Drift because they strayed from the established characters and universe they set in the first successful movies, when they returned to that, the series just got bigger and bigger. People like familiarity, but each of these series have to start with some substance.
Where comic franchise, these Twlight movies, LOTRs and the like all succeed is they take that concept but they are drawing from an established field that already has a fanbase. They come in with a built in audience, which is why taking an already popular concept tends to yield bigger success than just creating a new one.
