those condo fees are REAL. Preconstruction u can never know what the real condo fees will be because they go up. The crazy part is that these building are new and the fees keep increasing... So what about when the building actually needs real repairs in years to come? The fees will be the same as your mortgage :wow:

The fees are higher on older condos because they require more maintenance (older elevators, building repairs, window replacements, gym equipment needing repairs/replacement etc). It really depends on the reserve fund of the condo board...if there is more money, fees will stay lower. I have heard of cases where condo fees have decreased from one year to the next, for this reason. That's the beauty of buying new though: your fees aren't too high the first few years and if they do happen to increase, you can sell it (while making a profit because the price you bought it at pre-con isn't necessarily the price you'll sell it at). My condo's price had already increased by $20,000 the same weekend after I bought it.

Makes sense..you're single..buying a house would be overkill tbh.

Exactly. I'm not at home at least 10 hours out of the day....depending on my work schedule. I don't have the desire or the time to do all the upkeep of a home (yard work, shoveling snow morning AND evening, driveway paving, roof replacement)....I don't need such a big space for me and my 8.5 lbs dog lol I also work in the city, so living in the burbs isn't ideal - especially in the winter. I don't need to add a 3 hr commute to my already busy day.

Go train if working downtown 30 mins from Rutherford to Union

I couldn't take the GO train because I need my car to drive to meetings throughout the day.

downtown clients take the GO train..
any other area its the car all the way..not trying to take the TTC :pacspit:
