Was your Debt to Income ratio An issue when you all bought?

I’m planning to use a VA loan. Getting out this summer. Trying to time it to where I can get approved for the amount I want (up to 250k)

•Is it tough providing proof of income In-between jobs? I make about 5500 pretax (4300 take home) on a W2. I’ll have 2 business accounts I can show, but the income is inconsistent right now
•I’ll have about 1700 a month in disability coming in
•Only thing on my credit report is student loans (130 a month to keep them current) and right now I pay about 1200 a month in an apartment.

The lady at the out processing center said my DTI was 36%:gucci:that didn’t sound right. I’ll research some more and review the document she prepped when I get home. But figured I’d hop in here for yalls 2 cents.

I’m trying to figure out if I need to put the house I want under contract before I leave my current job, or will they take my old W2 income for the past 4 years once I’m self employed. I don’t want to get jammed up by the MLO when that time comes

$1730/$5500= 31.45%

When she calculated your income did she have you a little lower than $5500? What did she have the total est mortgage cost at? I know you only pay $130 for student loans but is that whats showing on the bureau?

With all that being said 36% will still qualify you for a VA loan.

Bout to put a wall up in my loft then another wall in movie room/separate dining room
Which would give me

6 bedroom 3.5 bathroom house with 2 rooms that are master suites one upstairs the other downstairs

One benefit of being 100% disabled no property taxes otherwise monthly mortgage to this place be extra 400-600 more

Wifey going back to nursing school for RN then probably nurse practitioner too if she gets that we moving to a bigger home that is 1 story custom home since we took in our niece and nephew with already 5 kids of our own and soon her mother too

Purchased my first home in Anacostia [South East DC]. It’s wasn’t listed, but the three other single family homes in the same row were, so my realtor called the seller ASAP and put in an offer. I got it at asking, no bidding war, which apparently isn’t normal, especially in the District. The other three homes were only on the market for 24 - 48 hrs. I didn’t even get time to think about the purchase. By law they had to list it for a day, and during that time few people had submitted offers. Glad my homies told me to put the offer in immediately. I love my place.

It was listed as a new construction, they only keep the brick from the old exterior. The inspector was highly impressed the construction. I even got a nice back yard, which is wild to me, I wasn’t expecting that for myself in DC.

CB2 is now my favorite store and Crate & Barrel to a lessor extent; entire place is dripping with quality furniture. Just completed the Living Room and Master Bedroom, Need a few more items for the guest bedroom, Kitchen furnishing won’t be complete until May; the table I ordered from CB2 is on back order.

...and NO HOA!

I found a fixer upper that’s going for cheap in a quiet neighborhood, someone is showing it tomorrow. I’m gonna get in tomorrow morning and take pics but I’d love to move on it.
