The best way to find a private owner is to pick an area and drive around...block to block.
Most of these owners are old school and don't use the internet like that. They are gonna put a "For Rent" sign in the window and k.i.m.
Plus, there are much fewer applicants to compete with because they are mostly in the internet anyway.
That's how I came up on my spot.

When I was in Milwaukee my landlord had a crib right across from the duplex he owned. He even waived the security deposit if I agreed to shovel snow and paint my apartment(which I did).
Furnace blew out in November he was over there in seconds and bought me like 3 space heaters. Refrigerator blew out he took $250 off my rent cuz I had to throw away most of my food. He’d even throw me a plate if he grilled
These big ass property management companies would be like

Hell, I took out a payday loan in 2014 to get in...and it was worth it. Ended up getting a better job a month or two later, so it all worked out.
But like you said, with a private owner you can establish a person to person relationship that can pay off when the time comes...perks to boot
