People buying brownstones up is one thing but young white professionals aren't up here like that. A lot of these newly opened luxury high rises are going unoccupied. The blackest part of Harlem, everything west of Madison Ave/ east of St Nicolas from 110th to the Polo Grounds/ Colonial houses on 155th still has plenty of us left. These people ain't paying out the ass to have to walk past stoops/corners full of us.
