While Atlanta’s southern neighborhoods are experiencing a resurgence of renovations of older, smaller homes, drive a bit farther southwest and the selection expands to include larger, newer properties.
In fact, an astute reader points out this week that South Fulton—Outside the Perimeter, yet still within the Atlanta city limits—overflows with newer, larger homes in the $500,000 range, a price that casts a wide net across the intown landscape.
Specifically, he pointed out Guilford Forest as an example.
Here, notes the tipster, homes from “the small side of 4,000 square feet for less than $400,000 to homes over 12,000 square feet” are available. He stated the current average price for homes selling in the area is $500,000, “although they do not stay on the market for more than a few weeks.”
Plus, buyers get the name-dropping bonus of calling Atlanta Mayor Keisha Lance Bottoms and former Mayor Kasim Reed neighbors, given that both live in the area.
In looking at listings in this area, there are several properties available, including two in Reed’s neighborhood. However, like properties spotlighted in a recent, polled comparison of $550,000 intown homes, these, too, seem to linger on the market.

With four bedrooms and four bathrooms in 6,140 square feet, this 1996 brick ranch also includes a two-story foyer, a sunroom, a full basement, and two full kitchens. There’s also a screened porch above the patio overlooking a private backyard. On the market for 71 days, the property was originally listed for $379,900, but just received a price cut, dropping it to the current ask of $364,900.

The most recent listing in this group, this 1997 home contains five bedrooms and five bathrooms in 5,074 square feet. In addition to the kitchen and family room, there’s a formal living room, separate dining room, and finished basement complete with custom bar and exercise room. Outside, a large deck overlooks the expansive backyard. The current asking price is $399,000.
City Limits Realty LLC
Overlooking a private lake, this 1925 home features three bedrooms and four bathrooms in 3,173 square feet. Beyond the main house, the property also has a guest house, a greenhouse, and a boat dock. The listing claims the home is “one of Atlanta’s best kept secrets,” but it continues to linger on the market since its original listing in April with a current ask of $595,000.
Growing up homes off Cascade going past 285 towards Fulton Industrial, South Fulton (the community, not a city at that point), Sandtown, Camp Creek & Campbellton going towards in between 285 & Fulton Industrial were always seen as a GOAT area for affluent, well to do black families to live. Me personally my grandmother stays right outside the edge of that on Cascade up the street from Cascade United Methodist Church so I've been fortunate enough through my family to know people who live in some of those mansions that rival anything you'll see in Gwinnett, Alpharetta, Roswell or Buckhead.
But the author is right, South Atlanta homes for the most part get slept on unless you've lived there or know people on that side of town

The wealthy black areas around Wolf Creek & Westlake are an inspiration. It’s some nice ones near Langston Hughes as well.
Then you have Chattahoochee Hills & Serenbe if you want to live in a rural like area near the city
I know a few OGs with a house in Niskey Lake, Guilford Forest and near Westlake. Like you said it's inspiring to see us in big add homes like that with a Benz/Audi/Lexus in the driveway too. Black Excellence at its finest

Exactly what are the Eastside Boys doing?
The thing that sucks is that those schools aren't too nice over there so most people in those houses drive their kids to Woodward, Westminster, etc...
the elementary school I work at is in that area..kids from my school end up going to Langston Hughes or Westlake when they grow up. We have a lot of parent participation and most of the kids are good, but you still got a few knuckleheads who think they need to be thuggish even though they stay in a good neighborhood
Yeah but the people living in those mansions you see of Enon Rd and whatnot, they not sending their kids to Langston Hughes or Westlake (Westlake MAYBE but definitely not Langston Hughes). I got a boy who lives in a McMansion off Bolt Rock and its like 2 kids on his street that go to the local school. I know the school wishes those kids would go somewhere else too so they wouldnt even need to run a bus there.
