your not going to learn from books, you learn from doing and being around others who do it, and are making money at it

If I can get a house for a few thousand, I will sell to another investor for a grand or 1500 more than I paid, and let him deal with the property
he can fix it himself or he can still sell to another guy who rehabs owns for a cash profit
You don't have to deal with mortages to make money in real estate cash is king, plus fukk a realtor, real nikkaz only do private sells
rich nikkaz do Dollar Sales, so nobody knows how much they really paid for their crib for tax purpose
there's multitude of tricks to trade
I can close cash deals without even using money at all
I'm one of the reasons why we had a foreclosure crisis in the first damn place
I done did everything from construction loans, hard money, whatever
I moved into a mansion as a squatter turned the lights on in my name and lived there for three years for free because I know real estate law

In this market u cant half ass real estate. You have to do it full time or dont even bother. You can be a personal trainer on the weekend if you really want to do both.

i think having money (upper middle class) is very overrated. my lil bro just bought a 5 bedroom house & copped a bmw, and everytime i talk to him he always brings up how much he hates his job & plus he drinks alot now. so i dont know, just go with your instinct. realtors always seem like bigtime douchebags to me. just my opinion

Keep going with computer science degree. That will help your future.
Skip real estate. Things have changed since 2009. It sucks. A lot of agents have been forced to change careers. If you go with real estate, you are up against existing real estate agents in a rough housing market. That means, you are going to be up against veteran agents trying to vie for a smaller number of buyers among a pool of larger sellers. Your income, and real estate income is commission based.
As for personal trainer, you can try it out. You may or may not fall into a good income stream. I believe you want to get more clients and I'm not sure how gyms determine which trainer gets which customers.
I talked to a guy about this andhe said since both jobs are really comission based he said "theres a latter to these things, theres the big time people who work with the stars and get paid big bucks, then theres the $8/hr guy, but he said go with what you like better, and I like the physical training better because I like going to they gym 5x a week
