In the bay people pay more to rent a 1 or 2 bedroom apartment then my mortgage on my 5 bedroom house..:mjlol:

I live in the bay, breh. shyt's wild ouchea. I just bought a 5bd place in Sonoma county with land. I'd be paying $2500 plus to rent a 1bd closet in Oakland or SF.

Everything is relative. Depends on your situation and goals. There's no absolutes. Tons of black families still underwater on their mortgage from real estate crash decade ago

Im not sure how a lender/loan officer could look at themselves in the mirror after giving them ARM’s knowing those folk had no idea what that was.

interest rates have been low since forever, anybody with an ARM this past decade has been good

Yea thankfully, they’re probably about to go up in the next few years though. I don’t remember the exact time but somewhere between 2007-09ish my boss during that time rate went up to like 6%. It messed her up so bad.

nope its not relative at all, anybody telling you not to buy real estate is an idiot and doesnt know what the hell they are talking about

the only questions are when and how much (the answers are ASAP, as much as you can, respectively), not if

once you get it do not let it go unless somebody puts a gun to your head or you are buying something bigger,

after you get settled or rent it out start making plans to buy your next property

One size fits all advice is seldom good advice. There are tangible benefits to renting which make it a viable and good choice for many lifestyles. For one, your liability is only the rent payment, everything else is the responsibility of the owner or owner's agent. You could be making sound investments in other aspects of your life e.g. Business, Stocks, and etc and simply not want to be encumbered by something like Real Estate that has carrying costs.
