Just bought a house at 6.25%. Loan officer said that’s a great rate! :gladbron:

I could’ve had a lower rate at 5.75 but I wasn’t saving that much more with a higher down payment

:mjcry: I’m scared, was hoping to refinance sooner than later but iono. Def gonna be a lot broker than when I was renting

Take $2500 and buy some consumer shyt that will last a long time: computer, streaming device, splurge on headphones, a console and some VR/AR goggles just to occupy your time even if you’re a gym rat.

Because the way shyt is going you gon need the diversion that 90% of folks can’t afford.

Average breh can’t go to a nice golf course 3x a week for 4 hours a day to “escape” or a spa or even ride a fukkin ATV all day. The masses will be skressed (lol) out, working trash jobs and barely holding it together.

Realistically most of us who don't already have homes will never be able to afford one :yeshrug: I see so many more homeless people around here its depressing.

Its prohibitively expensive at this point unless you are married, or have several roomates. it is what it is. Dunno when it'll get better. shyt was looking turrible by the end of my tenure with the bank I worked at. No mortgage jobs are even available right now. whole industry is kaput.

In the process of planning a move next year out to San Diego and seriously considering renting over buying with the ridiculously high rates.

Current homeowner, but going back to renting at that lower rate isn’t sounding half bad right about now.
Yeeeeea I was just out there. Everything’s like $700k+ :huhldup:

My cuz and his wife got a place in San Fran for around $1mil. I don’t know how y’all do it out there

Its funny that Nick Gerli is the guy who tweeted this is - One of the top 3 guys on Youtube that got rich talking about how the housing market is going to crash since late 2020, and were still waiting.

If his gullible subscribers bought a home back in 2021 when rates were 3% for $275k-$350k instead of listening to him, most would be paying $1850 or less for a whole house and not a 2 bedroom apartment. But now the median home price is over $400k, interest rates have doubled, and Americans Pandemic savings have dried out.

Pandemic was the time to make moves.
When folks saw homeowners scrambling and celebrating the opportunity to refinance that was the sign to buy.


I don’t think I can ever sell. Refinanced and my damn rate is so low.

The plan is to stay out there permanently once my kid is off to college. Put my current house up for sale towards the end of this year/beginning of next and the goal is to be out of NY next summer.
Better off buying a crib IMO. I’m out here but leaving shortly. If I was here for another 3+ years I’d buy a crib asap

Sold my first house and bought my second at like 3.1%. Then got the homestead credit so my property tax can’t go up more than like 8% or something a year. That’s better than nothing I guess.

my mortgage is about $3600 but I’m not in the position to live in a apartment with 2 kids so I ain’t complaining.


That $3600 would get me something considerable smaller with todays interest rates

That 6% is very offensive and it’s going to be a shītshow when those rates are sniffing 8%. Refinance is a thing of the past :russ:

But all I can say for folks looking to cop is go over every inch of the property on your hands and knees and assess everything. fukk what the appraiser has to say because they are doing like 6 appraisals a day because they get paid the more they do no matter how trash the property is

Knock on every wall and even punch it. If that bytch sounds like a Pop Tart box then find something else. But if you can fix that shyt up yourself and have your boys help, good luck. Call in the Mexicans when the time comes for some of the more complicated things since they letting everyone thru the border.

If those floors are creaky PULL THAT SHÍT UP and see what those joists look like or you’ll be miserable later. Make sure you are blocking/bridging those joists because it will eliminate the vibration and the “bouncy” feeling. Don’t even bother with hard wood because it’s old school and won’t last. It ain’t 1886. Get some laminate that will last a long time and there’s a million styles.
