Our HOA is only like 60 dollars a month and covers landscaping/trash pick up and has very little rules like - don't park a car on your lawn and don't paint your house a crazy color like purple or something, which I don't disagree with. I liked our HOA so I didn't mind going with it and I don't want neighbors parking their cars on the lawn.

I just don't like the idea of paying some a$$hole residents on a power trip trying to enforce common sense rules. 99.99% of non HOA neighborhoods don't have people doing any of this foolishness either.

Don't get an ARM unless you have efficient cash reserves cause shyt can go left just as easily a go right. These loans are for seasoned buys and people that flip homes cause they will get rid of it before the loan balloons.

If you're pockets ain't heavy stay away and get you a fixed loan especially if you're waiting things out cause at least you can properly budget

Appreciate it. Yeah figured it was a type of gamble on interest rates going down. But I see your point. If you can only afford an ARM now, you should probably just wait for rates to come down in the future.

when I got laid off I was making 60k per year single with no kids in the midwest and still me being able to afford a decent house was inconceivable and I worked in the industry so I knew all the lil intricacies lol.

like homie up top said. Find something you can take solace in enjoy life and keep it moving. you may get a house down the line, may not but its not something to stress over. its tough out here for a lot of people.

The country reassessed my house last year, which tripled my property taxes. I'm gonna appeal as soon as the appeal window opens. I'm still only paying $1420 for the entire mortgage tho with that tax increase factored in.

Yea that's why I also mentioned COL /wages (or thought I did).

It still doesn't change the fact that the only option is to move away to a lower cost area if you can't afford it. The housing surplus isn't going to go up any time soon. There just aren't enough homes for the number of people who want them.

I’m convinced also though that the Feds are just trying to bleed the economy of money. Too much extra money in the pockets of the average Joe since the pandemic. They want it back

That’s one thing I’ll be grateful to not throw $ at once I sell. HOA and maintenance is a fùcking scam.
