How does Houston plan without zoning laws?

So basically no "zoning laws'. but we're just a city with a bunch of ordinances to manage development.

And we're bout to be getting more with the walkable places ordinances to make carless transient easier ie smaller roads, parking lots etc.

Hey if they can reduce the sizes of all these lots and roads/freeways it'll create less flood pools.

It’s crazy to live in Charlotte, a city that has zoned itself out of contention for ever becoming a real city- and then to read people upset at a city like Houston with little to no zoning, something that sounds good for Charlotte. Oh well. Grass ain’t always greener they said.

Next 20ish years when we have driverless cars/transportation autopilot you won’t have a need for parking garages/lots anymore. That frees up a lot of space too.

It gives small businesses more ways to get off the ground cuz there's so many mini malls and random brick and mortar shacks that can be built for relatively cheap. One of the reason it's a lot of black entrepreneurs here.

But, on the flip side it's makes it easier for big developers to gentrify tf out of hoods too.

At the same time we have more tools to fight back. The third ward real estate council purchases empty lots that would otherwise be made into high rise town homes and turns em into community parks and what not.

It's the same reason the Turkey Leg Hut beat the shyt out of them gentriying karens and bought MORE land after that to expand on em. :russ:

Sounds like Charlotte has more protections in place, but less tools to fight back. :manny: Gotta take the good with the bad I guess.

We are looking to move out but my beef isn’t with my city it’s with this bummy ass state legislature :francis:
