Miami will never fill out the top though. People from Boca and Sarasota aren't going to up and move to downtown Miami. :skip: They already have their rich enclaves. That place has imported a 3rd world type of economy and structure. It looks like any other South American country.

See Thats The Thing, Gentrification Isnt A Choice Its The Natural Process Of Evolving Communities

If A Billionaire Lives On An Island And Im A Millionaire

Guess What?

Im Not "Rich Enough" To Live On His Island, So Now I Gotta Move To The Land And Price Out The Thousandairs

It Aint About Choice Its About Being Strong Armed Out, Theres Always Someone Richer Then You

Best Believe A Billionair Will Pay Those People Good Money For Their Property And They'll Be Gone

Atlanta has city limits imposed by a conservative majority who wants to curtail their expansion...so yeah gentification occurs.

In miami, they're just really getting around to developing that area.

Gentrification WILL happen eventually thugh.

Atlanta ain't trying to expand the city limits though. The city got a hard enough trying to keep Buckhead from becoming its on city. Expanding is the last thing on they mind. Atlanta is really a region anyway, they city itself is small as hell. Most people in the metro live out in the counties and not in the city. And that really dont matter because there is still lots of open land in the city limits. SW and NW Atlanta got hella land that could be developed

Its economics. If there's jobs, people will go there in masse. New Orleans has gotten gentrified, I strolled though the Calliope Projects last year, and there was development all around it. But NO still has a ways to go. People in New Orleans are all saying the same thing others in the South are. folks from the left and right coasts are coming in in large numbers.

Miami depends entirely too much on tourism like New Orleans. But at least New Orleans will have the oil and gas industry Texas and Louisiana all share.Miami is also more expensive than a lot of other cities. its always been a destination city, there just isnt much industry outside of toursim.

New Orleans has so much culture. It would be a damn shame if it were taken over by skinny jeans wearing, liberal treehugging, closeted racist fakkits.
