All this gentrification in NYC has me thinking, how is Miami and New Orleans not getting gentrified?

They are both one of the most popular cities in America behind LA and NYC, have nice weather all year around and the hoods in these cities supposedly are

Seems like the perfect recipe for gentrification :mindblown:

I Cant Speak For New Orleans But Even In 2013 And As Popular As Miami It Is STILL A Place That Isnt Fully Developed Yet, Miami Still Has So Much Room To Grow And Develop (And It Will)

Gentrification Starts When The Top Is SO fukking Packed Theres No Other Choice But For It To Cause A Trickle Down Effect, Miami Is Still In The Process Of Trying To Fill Out The Top

I was reading an article yesterday, so happened, that was talking about possible/impending gentrification in New Orleans. I have no idea what's going on down there or how much truth there is to it. I'd like to hear what NO people have seen.

Not all the time though. Atlanta literally has forests and open spaces all over, and gentrification been going on here since the early 90's. Atlanta was the first city in the country to tear down all of its housing projects. Rich folks had plenty of space to build but they chose the intown areas because of the older houses.

And Miami is way more built out than Atlanta, shyt Miami probably the most urban city in the south when it comes to density and grid patterned streets. shyt is hella packed. People down there cant even live west of the Sawgrass Expressway/ I-75 because that shyt is a swamp. Thats why on the plane Dade and Broward look like small slivers of neighborhoods with the ocean on one side and the Everglades on the other. Where is all this open space in Miami that you speak of? been down that way a lot and I aint seen it

Miami will never fill out the top though. People from Boca and Sarasota aren't going to up and move to downtown Miami. :skip: They already have their rich enclaves. That place has imported a 3rd world type of economy and structure. It looks like any other South American country.

I Dont Doubt You About Atanta :manny:

But Man Miami Has TONS Of Unused Space, TONS

Thing Is Miami Is Literally Building Everyday

I Dont Think The State Of Florida Will Ever Be Considered Great like California But I See Miami Surpassing LA Eventually As Far As Popularity, The Film Industry Having Big Major Studios Out There, Etc..

Sky Is The Limit For Miami, It Hasnt Even Seen Its Best Years, Not Even Close

It Will All Trickle Down Eventually To The Threadstarters Point

Atlanta has city limits imposed by a conservative majority who wants to curtail their expansion...so yeah gentification occurs.

In miami, they're just really getting around to developing that area.

Gentrification WILL happen eventually thugh.

Yeah but they building up right? As in like more high rises and shyt. The only parts of Dade I have seen that have open land is down south near Cutler Bay and Homestead. North of Miami is dense as hell
